Update August 2022:

When you read the Swedish newspapers, you can easily get the impression that everything is delayed and that everything has become more expensive, etc. This is not a general truth. This project Colina de Alta in Nerja, for example, started construction earlier this year and is currently about 3 months ahead of schedule. It is true that certain materials have become more expensive, but other materials have become cheaper. Prices can still go up slightly of course, but as it stands now, several construction sites, provided they have included correctly calculated safety margins, will stay on budget around Spain as the prices of materials and deliveries are normalizing during the summer. All construction sites will not be more expensive than estimated, and some will only end up slightly over budget. This construction community had really good prices when we launched it and the situation that you can see in the picture below from the construction site is excellent! Finally, we would like to add that we are very satisfied with the construction company and they will definitely be commissioned to build more of our upcoming projects. Unique opportunity to buy new development in Nerja

The land we are currently negotiating around Costa del Sol has already stopped going down in price as the situation (the prices at Colina Alta de Nerja were negotiated in the autumn) after all the positive vaccine news is significantly more optimistic. Land prices behave like the stock market. They take into account how they think the situation will look 6-18 months later. Another reason that we have reduced prices so significantly is that this is a so-called construction community. Read more about this. The prices for these newly built apartments in a high construction standard are about the same as the prices for older, worn-out apartments in a similar location and slightly smaller size with 2 bedrooms – built in the 70s with thin walls and poor insulation overall, etc.

About the local area:

It is a quiet and well-kept area. The popular Nerja market on Tuesdays is held right nearby. Colina also has a gym, tennis courts, swimming pools and the supermarkets Mercadona and Supersol. Bus stop nearby. Taxi to town or beach for approx. €5. There are also restaurants in the area.

Rental potential

We are more than happy to take apartments into this project in our rental portfolio. The demand for new construction is strong in central Nerja, but the supply is very limited. Most of it was built in the 70s-90s and is starting to get worn out. New apartments therefore have a great advantage in this strong rental market. Colinas' location in a quiet area , but still within comfortable walking distance to town center , as well as the beach (1.5 km to burriana beach, 1 km to town center ) combined with spacious terraces with sea view , and access to a pool where only residents have completion date , is exactly what both buyers and renters are currently looking and probably for quite a long time to come. The time of the large, completely open and impersonal complexes is over.

Many people buy a home in Nerja solely as an investment (the city was named "Spain's rising star" just a few years ago). Read more about investing in Spain (figures etc. from different regions. As for newly built apartments, they increase significantly in price the closer they get to completion. It has been a long time since we ran out of interesting plots to build on, and most of the properties in the area are in need of modernization. Many people therefore do not find what they are looking for. Then we launched phase 2 Balcón del Mar, another 22 apartments, which sold out quickly. Nerja is investing big in 2021 and beyond!

  • The city continues its major investment in becoming even more attractive in 2021 and beyond. Last year, millions of kronor were granted to further improve the city's coastline and beaches.
  • They have also given a million-euro boost to the area's nature tourism. Nerja is investing in Sustainable quality tourism and is working to obtain the “Plan de Calidad Turística” certificate.
  • Sustainability and Quality are the keywords for Nerja's investment, and this includes, among other things, an investment in the natural parks of Sierra Almijara and Maro.
  • It has also been decided to build a new cycle path to Maro (where the caves are located) along the old N-340.
  • Several streets are being renovated, a new amphitheater and a new library are being built in the historic parts of Nerja, and a new health center in the city.
  • The long-awaited new The marina which the municipalities Torrox and Nerja want to see completed in the next few years will hopefully reach a financial solution as early as 2021.
  • Nerja Wastewater Treatment Plant is in its final construction phase (it has been in a testing phase since October) and will be completed in 2021.
  • The construction of a new golf course (which Larios plans to build) which will be absolutely top class.
