New Marina in Torroxarea, at Peñoncillo between Nerja and Torrox. In this article we present the preliminary plans for the planned marina, as well as the surrounding area. We also review the most attractive purchases of homes in different price ranges in the area. We have also included a map image and drone image of the area, etc.
The latest update for the project came in early 2025 when the mayor spoke more about the plans. The upcoming port will be the “Puerto Banus” of the east side and it will be an example in terms of sustainability. He also draws parallels to the exclusive area Sotogrande, with all that it entails in the form of luxury shopping, golf and hotels, etc. At the same time, he emphasizes that the municipality is growing fastest on the coast and that residents will get more parks and parking spaces. continued free public transport and a strong focus on sports, culture and leisure activities.
The green light for new projects in both Nerja and Torrox came in 2022. As we have reported, Nerja has been steadily progressing with new investments in sustainable tourism, promenades, nature parks, etc. Torrox does not want to be left behind and is giving the green light to a new golf course in Calaceite and thousands of apartments in the area (in the longer term). Torrox will become a top-class tourist destination on Costa del Sol after the pandemic, according to the mayor. At the end of May 2022, it was announced that the construction company Acciona and the consulting firm UG21 have prepared the project for a private investment of approximately €87.5 million. Torrox/Nerja port, which is being built between the beaches of Vilches and Calaceite right on Nerjaborder, will have 872 berths (8-40 meter boats). The port will have a total of 35,029 sqm and a new shopping and restaurant area will also be built.
Torrox has previously announced that public transport will be free for all registered residents.
All these projects will further increase the value of homes in Axarquia. It was recently announced that the area is aiming to become the “Benahavis of the East” (one of Spain’s most exclusive residential areas, located on the west side). Getting the marina through is the most important pillar of this major initiative. However, it will take a long time from start to finish, especially when it comes to the homes. The most positive thing, however, is that there will be new golf courses, and that the marina will eventually be gone. This has been long awaited on the eastern Costa del Sol, and it will be the icing on the cake of all the other positive initiatives that have been carried out recently.
A glimpse of the next big investment opportunity on Costa del Sol?

If we had previously been somewhat lukewarm about Torroxarea, and rather leaned towards Costa Tropical as the “next big area for investors after Nerja”, this news leaves no doubt about where we will also focus in the future. In fact, a new marina would shed a whole new light on the entire area; mainly Penoncillo, Torrox etc. But it would also have a positive impact on the whole Nerja , and not least on the outer areas, such as the already exclusive Ladera del Mar.
The marina will attract investors, establishment of restaurants and shops, entertainment concepts, etc. If the west side is increasingly affected by the "Disneyfication syndrome" with an investment in water parks, amusement parks and large hotel complexes/ resort , the east side is investing in "eco tourism" which aims to preserve the area's beautiful nature and Spanish heritage. A sustainable and attractive concept that will undoubtedly make the east side a winner on Costa del Sol in the long run. Especially for those who have invested in houses or apartments for rent.
We first published this news in our newsletter for the area (Nerja, Torrox and Costa Tropical). We have several smaller and larger projects underway in the area as we recently sold two larger projects there (we established contacts with several landowners in the process).
The Solkusta's marinas are filled to capacity during the summer – boat rental increasingly lucrative
British, French, German and Nordic boat owners are frequent visitors to the Costa del Sol's marinas during the summer. Occupancy Rate is 90 percent, an increase of four to five percent compared to last year.
Diario SUR writes that interest in the Costa del Sol's marinas is at its highest among boat owners. Manuel Jiménez Márquez, president of the Marinas de Andalucía association, says that Puerto Marina in Benalmádena Costa had an average occupancy rate of 84 percent last year.
It has now increased, and the port is described as fully occupied. This is because ten percent of the berths must be free for transit boats, that is, boats that are only in the port temporarily.
60 to 70 percent of the boats moored at the quay are owned by Spaniards, followed by the British (20%), the French and the Germans (10 percent each).
Chartered boats are a growing trend. This means that customers rent a recreational boat instead of buying their own. In addition to Spain, the charter market is particularly large in Greece, Croatia, Catalonia and Mallorca.

Less than a week after we published this article, diariosur.es reported that the large URP 10 El Puerto housing project has been restarted. The Puerto Narixa housing project is 465,000 hectares in size and has an associated nature and sports area of 625,000 sqm which will include organic gardens, a sports/health club, a wine press in a large farmhouse and a total of 12 km of hiking trails. The possibilities of growing avocados that the residents of the area can take care of are also being investigated. In the first wave, 76 homes for sale from January 2020. However, these are very close to the main highway according to our agent who passed the signs they put up this morning. There are more attractive options for investors in this vibrant future area. Among other things, around the other large untapped sector in the area, Calaceite. There is currently construction there ISEA. There are also plans for additional housing and a new golf course around the area. A project that seems increasingly likely to finally come to fruition as both the marina and other residential areas are getting off to a good start now that Spain has emerged from the crisis and is showing positive figures every quarter. Axarquiá is undoubtedly one of the areas on Costa del Sol that looks most exciting in the next 10 years. info@spanskafastigheter.se]
[New update 11/6: After the recent elections, the elected officials promise to approve a new city plan that includes new housing areas and redevelopment. Penoncillo will be prioritized and planning for a new golf course will begin.
In addition, the upcoming Sendo Litoral hiking trail will be completed in the area (among other things, two wooden bridges will be built at El Morche). Malaga Coastal Road is a hiking trail under construction . When it is finished, it will be a full 160 km long. The starting point will be the famous monument Balcon de Europa in Nerja and the ending point will be Punta Chullera on the border with Cadiz. This fantastic hiking trail along the sea will be one of southern Europe's greatest attractions.]

New marina at Peñoncillo between Nerja and Torrox

A few years ago reported Spanish newspapers the very welcome news that the planning of the planned marina in Axarquíais being resumed. The new proposal, from the recently elected political leaders of the area, means that a hybrid between public and private financing will be sought according to an “ecotourism model”, as this is more in line with the philosophy of the eastern Costa del Sol(in stark contrast to the mass tourism of Marbella, for example).
The mayor of Torrox recently stressed that the “marine theme is fundamental to Axarquía and that Costa del Sol must have a modern marina… this |the planned marina] is one of the most undeniable projects on the entire Andalusian coast.”
This project, the newly elected politicians emphasize, has been long-awaited for over 25 years and everyone involved recognizes its importance not only for the Axarquía region or for the metropolitan area Malaga- but also for the development of the whole of Andalusia. The politicians (including Patricia Navarro) promise to carry out the project in Axarquía as compensation for "dooming [by not carrying out the promised project earlier] the area to stagnation in the early 90s".
According to the proposal that was in place before the financial crisis put a stop to the plans, the marina would be located at Playa Vilches (near Restinga beach) on the border of Nerja and Torrox. It would cost 33 million Euros and have space for as many as 500 boats (8-25 meters long), as well as a quay for larger luxury boats. A 3500 sqm commercial center (with restaurants and shops etc.) would also be built adjacent to the marina. The construction time was then estimated at about 2 years. The nearest marina, Marina Caleta de Velez, has a waiting time of several years and a marina between the border of Torrox and Nerja would increase the interest from investors (before the crisis, large capital was ready to flow into the area) enormously.
A marina would mean new residential areas, further strengthened tourism (Nerja already has a year-round tourism, but Torrox is very quiet during the winter months), restaurants, etc. Often, development in an area occurs faster than expected after the construction of marinas. This makes the area highly interesting for us and we have now made sure to put extra focus on this area as we have long been looking for the perfect area to focus on as the "next big future area" after Nerja, in southern Spain.
Everything speaks for Penoncillo. Here you will find a long and dramatic coastline, several natural parks and hiking trails, and proximity to European cultural treasures such as Cordoba, Seville and GranadaThere are also no interesting zones left to build on in popular Nerja , while the pressure for new development in the area is very strong. It is natural that this is where they build next (with or without the marina).
Torrox is on the rise, and it is close to the airport to Malaga, Sierra Nevada, etc. etc. It also doesn't hurt that Torrox has the most hours of sunshine on the European continent, and has been officially named "Europe's healthiest city". Combined with the government's "eco tourism" strategy, it couldn't be more timely.
For example, for those who bought an apartment in our ( under construction ) projects Ladera Terrazas and Balcony of the Sea This is very encouraging news (the marina will further enhance the status of Ladera del Mararea) and both rental potential and the future value of the homes will most likely skyrocket if the marina is built, as its planned location is perfect in relation to these projects. These projects were also so-called housing cooperative , with significantly reduced prices. We are currently preparing several housing cooperative together with Spanish players around Costa del Sol.
