Nerja is increasingly receiving international attention

Last year, Nerja received a heavy international award naming the city "Spain's most beautiful coastal village". Those of us who are sitting on numbers from rentals in the area also know that interest in this wonderful city on the Mediterranean just grew and grew and in June 2018 there was more evidence of this in a couple of new, heavy international polls. Euroweeklynews puts it best in its article on Nerja as:

"Axarquia's rising star": "Pretty geology, a lack of crowds, crisp water and greenery make it a winner with most who are willing to try it. And revellers also have time for a quick dip in the river's waterfalls"

Just in time for the opening of the Spanish borders in the summer of 2020, the European Commission published a report in collaboration with 300 tourist offices around Europe. The report names Nerja, in a competition against 102 other destinations, as the second best coastal resort in the list of "Best European Destinations" (Pascaja in Croatia was first).

The strong international interest (already in October 21 the figures showed that Nerja is Spain leader at provincial level with international bookings, and leads the way out of the crisis) will only drive up the prices in Nerja further, for both sales and rentals. As you know, however, Nerja is a small town. The interest is therefore also beginning to spill over to the neighbors in Almunecar and La Herradura and Torrox.

We have been thinking for a long time about where to expand our business east of Malaga once it becomes too difficult to get what you are looking for in Nerja (we seem to be reaching this point faster than anyone could have predicted). We have considered and tested and analyzed areas such as Torre del Mar, the eastern suburbs of Malaga, as well as the Costa Tropical. Now it is becoming more and more clear that Scandinavians are looking for the areas between Malaga and Nerja, then mainly Rincon. Scandinavians also like the Costa Tropical with Almunecar and La Herradura and the most popular resorts around (but Salobrena is also interesting). However, the range of good homes on the Costa Tropical is scarce, but the prices are about where Nerja was 2 years ago. As for Torrox Costa, it is most interesting for those looking for new development as there are a lot of interesting projects being built in the area.

Positive things are happening in Nerja in 2024 and beyond!

Nerja and Vélez-Málaga are becoming new culinary "hotspots" on the east side with restaurants represented among the 23 selected in the prestigious Michelin guide. These awards join the total of 783 restaurants around Spain that are celebrated for their culinary prowess and their contribution to the gastronomic landscape. Among the honored establishments are well-known gems such as Oliva and Sollun (neighboring our office) in Nerja, which showcase the region's diverse flavors and gastronomic creativity.

According to a new international survey, March 2024, Nerja has Spain's second happiest residents. 

In a ceremony held in Las Rozas, Madrid, the Mayor of Nerja, José Alberto Armijo, proudly received flags marking two blue trails in the city. Awarded by the Association for Environmental and Consumer Education (Adeac), these flags symbolize the commitment to sustainable tourism and the value of these routes in promoting outdoor activities and environmental education.

Nerja becoming a new filming location for Hollywood?

Just before the pandemic, the media reported that George Clooney, at the head of a group of producers, wants to buy Malaga's football club as this is in line with their other plans to make the city the "new Hollywood".

"It is a very important group of film and television producers who are here in Malaga. They want to make Malaga the Hollywood of Europe and they are currently filming a series for Amazon here in Malaga. There is a huge economic potential, says Aguilera to Canal Malaga".

Málaga, Marbella and Nerja: Vibrant destinations for film production

The Spanish city of Málaga, along with its coastal neighbors Marbella and Nerja, has emerged as a hub for film production over the past 12 months, driven by its exceptional weather conditions and picturesque scenery. After a temporary slump due to the COVID-19 pandemic, Málaga has successfully resumed its pace of film production.

Data from the Málaga film office and collaborating offices across Andalusia confirm the revival of the city's film industry. While local production companies remain the core, Málaga has also hosted over 20 British and several German film projects.

Nerja in particular has attracted international attention, and American director Tosca Musk, sister of tech tycoon Elon Musk, who chose the city as the setting for her upcoming romantic comedy 'Wallbanger', has praised the city. "Nerja is the best city in Europe for filming".

The Axarquía Film Commission, an initiative of the Costa del Sol Axarquía Council, has played a crucial role in facilitating these projects by showcasing the region's cinematic potential to international production giants.

This resurgence of film production in Málaga, Marbella and Nerja is a testament to the region's multi-faceted landscape, pleasing weather conditions and collaborative film production ecosystem. As the global film industry continues to expand, these Spanish destinations are poised to strengthen their position as leading locations for colorful stories.

- Nerja has received exceptional national recognition in social prosperity and investment, and the city stands out as the only municipality in the region to receive an "excellent" rating for both categories in the liquid budget published by the Ministry of Finance and the Public Sphere. Among 404 municipalities in Spain with over 20,000 inhabitants, Nerja ranks second in the country for its outstanding achievements in social services. Nerja's remarkable achievement lies in its unprecedented increase in social investment by 211 percent compared to previous mandates, a feat only achieved by six municipalities in the entire country. This award reflects a dedicated work to improve social welfare and set a new standard for an effective policy in terms of social spending in Spain. Other regions also contributed significantly, marking a milestone in Spain's social welfare area.

In the past, we have told about all of Nerja's investments in eco-tourism by upgrading hiking trails, beaches and the infrastructure in the city. They have also earmarked money for and/or started construction of libraries, bike paths, bathhouses, sports centers and much more (such as the hiring of more police and the creation of an artificial reef).

- As for the mentioned health center (for €9.2 million), it will be ready in 2026. The health center, which extends over 4,520 square meters and three floors above ground and a basement, will have 26 standard consultation rooms, specialized paediatrics and dental and physical therapy facilities, etc. Currently, over 75 professionals work at the center and offer a wide range of services, including emergency care, radiology, rehabilitation and dentistry. When completed, the center will host a team of 17 family physicians, pediatricians, nurses, nursing assistants, technicians, social workers, administrative staff and support staff, broadening care access for the community.

Hotel occupancy data shared at the end of 2023 by city tourism advisor Ana Maria Munoz shows extraordinary strength. For four months in a row, from June to September, Nerja has had a hotel occupancy rate of over 90 percent. She says: “Nerja has become a benchmark in the area. In terms of nationalities, the city has seen a strong influx of British, Spanish, German and Irish tourists.

  • (September 23) Nerja's municipal management has begun another major investment. They are now constructing (will be ready before 2024) a significant green space in the eastern section of the city, between the old coastal road N-340 towards Maro and the built-up areas at Burriana beach. The area that will become a "green lung" is 25,000 square meters in size and will be located between Capistrano Village and the northern part of Burriana. This project has been on the back burner for years, in the "valley" that runs from Royal Palm down. The project includes, among other things, an 800-metre-long walkway that stretches from north to south, as well as playgrounds and gardens. Additional work will include cleaning, clearing and maintaining the vegetation, as well as planting new native plants to improve the environment. As you know, they have already built, or started building, new hiking trails, cycle paths, health centers, etc. etc.
  • 7/6 23, Nerja beach is according to Instagram the 11 most Instagrammed beach in Europe. The other Spanish beach that is on the top 20 list is the beach in Sitges. First on the list is Positano on the Amalfi Coast.
  • Nerja's municipal management is collaborating with an environmental organization and the Andalusian regional authority to create an artificial reef off the coast to promote marine fauna and attract diving tourists (a diving park will consist of figures inspired by the rich Mediterranean culture, we assume Poseidon, etc.). The project is in the study stage and covers 3,000 square meters at a depth of between 15 and 20 meters. The underground diving park consists of six different sections with figures inspired by Mediterranean culture. This is the latest in a series of multi-million dollar investments by Nerja to reinforce its position as a sustainable and eco-friendly destination with a rich range of activities that attract somewhat older, capital-strapped tourists as opposed to the west side's carousels and water parks.
  • New traces of the cave's history in Nerja go back further than previously thought . Together, the researchers show that humans have lived in Nerja for around 41,000 years, 10,000 years longer than previously thought – and that the European cave with Paleolithic art has experienced the most confirmed and frequent visits in ancient history. This latest work also presents 68 dates, 48 ​​completely new, from the lowest parts of the cave, where Palaeolithic art and evidence of chronocultures never before documented have been discovered. "The prehistoric paintings were viewed in the flickering light of the flames, which could give the figures a certain sense of movement and warmth," explains Medina, who highlights Nerja Cave's funerary use during the latter part of antiquity for thousands of years. “There's still a lot it can reveal about what we were like,” she says. This makes the Nerja caves an even more internationally recognized destination. Not least for academics. Fun for the city!
  • The city (as it grows rapidly, all sectors receive a higher budget) gets a real boost in terms of general health when the regional authorities in January 2023 gave the green light to a new Health Center/care center which will cost €9.4 million. The health center should be ready within 2 years. It will be located on a 4,520 m2 site. The center will offer comprehensive health care with 26 purpose-built consultation rooms, five multi-function rooms, five pediatric consultation rooms, a small operating room and dental offices. The building will also house an emergency room, X-ray department, physical therapy and health education.
  • Book lovers in Nerja can rejoice after the announcement that a new library will be built in the heart of the city. The library will have a state-of-the-art design with books spanning five floors and a terrace with magnificent sea views to provide readers with an inspiring and relaxing reading experience.
  • According to the latest statistics, Nerja has the highest hotel occupancy of all the resorts on the Costa del Sol on July 22. Thanks to this, the average for the Costa del Sol rises and lands above the 2019 comparison period.
  • The city was nominated for the prestigious prize "Spain's best tourist village" last year.
  • In the city, in late winter 22 co-working premises were opened for foreign entrepreneurs who are now flocking to the city. The premises are 400 square meters in size and there is also a 121 square meter conference/lecture hall adjacent to the work areas. The complex is located in the Almijara area. The name of the complex will be "Co-working Hygge House".
  • Nerja's 2022 budget is the largest ever, 21% higher than last year (which was a year when many improvements and renovations to parks and beaches etc. were introduced). Among other things, the money will go to investments in business, housing for young people, and continued free transport for seniors and young people.
  • Nerja invests in Sustainable quality tourism and is currently working on fulfilling the requirements for the "Plan de Calidad Turística" certificate and Sustainability and Quality are the key words for Nerja's future, and this includes, among other things, an investment in the natural parks at Sierra Almijara and Maro.
  • The city has now welcomed 4 new police officers to duty.
  • On March 22, it is clear that Nerja is investing in another new cycle track. The new project, costing €660,000, will run from the connecting roundabout leading to Burriana beach in the eastern parts of the city, and all the way to Punta Lara in the west. The wide cycle path will go via Avenida de Pescia and N-340. Cycling from Punta Lara to Burriana beach takes just 18 minutes.
  • During Q1 22, Nerja also received an additional €5 million from the Spanish state, which is earmarked for further investments in a new, sustainable tourism model. We don't know of any municipality in Spain that has come further, since the pandemic, in its work for sustainable tourism with investments in hiking trails, bike paths, beaches and natural parks, etc. Well done, Nerja!
  • Nerja is leading the recovery from the crisis and was already in October, 21, the leader at provincial level in Spain with almost 90% occupancy at the hotels. At the same time, Nerja is launching an international advertising campaign "Nerja, feel the freedom". This is estimated to reach, among other things, 40 million Britons who are now getting ready to start returning to Spain. Expect accelerating housing prices in 2022 as a result.
  • The city has also been given the honor of hosting the 2022 Spanish Outdoor Athletics Championship. The competition will be held between June 24 and 26.
  • The city continues its major investment in becoming even more attractive in 2021 and beyond. One of the series of major investments is a (including 80 new employees) beautification and continuous cleaning of streets, squares and other public environments. A few months before that, they gave another approx. SEK 5 million to further improve the city's coastline and beaches. Now they are upgrading safety and accessibility on Torrecilla beach, installing new toilets, etc. Four ecological islands, and improved drainage on El Playazo beach are also included, among other things, in the package.
  • A few weeks earlier, they gave a boost to the area's nature tourism and thus it has been decided to incorporate the historical nature trails Maro-Barranco Sanguino, Cueva de Nerja-Almijara and Barranco de la Coladilla.
  • In April, Nerja's municipal management hammered through a new major project at Maro's old sugar factory. This means, among other things, that an 18-hole golf course will be built within Nerja's municipal boundaries.
  • At the end of the year, they also pushed through the construction of a new cycle path to Maro (where the caves are located) along the old N-340. The cost of this lands at around €900,000.
  • Nerja Municipality will also refurbish the streets Zuloaga and Calle Cordoba at a cost of around €300,000.
  • Nerja's management will build a new library in the historic parts of the city, at Iglesia 1.

What does housing look like after the Corona/inflation crisis?

The crises succeed each other these days, but the market in Nerja is strong. Our brokers vacuum the market to update themselves on the situation regarding both used objects and new development . In principle, some of these did not enter the market even during the last crisis, and that crisis was worse for the Spanish housing market as it had its root causes in generous housing loans (they have since regulated bank loans and are now much better equipped).

Underhand sale, namely homes that have been reduced in price but are not publicly advertised has become increasingly common, and this phenomenon has now accelerated.
