We are facing an exciting time in the property market. In 2026, we expect supply to decrease further and prices to continue to increase. Despite this, there are still opportunities for buyers to make good deals. Some sellers need to sell quickly, which creates an advantageous negotiating position with opportunity to reduce starting prices by approximately 5-15%.
We are updating this article continuously (see the bottom of the article for news that may in one way or another affect the housing market in the city). Normally, the period before and after the high season is the best months of the year to visit Nerja for viewing as most people put their homes up for sale in the autumn and after the turn of the year. Although there are a record few who want to sell right now, there will probably be several interesting listing during the year as several homeowners have postponed sales for several years now. That is why It is important that you write to us directly first and indicate what and where you are looking for so we can match you with the best buy here and now.

Positive things are happening in Nerja in 2026 and beyond!

Solaris Music Festival
Nerja gets its first major music festival this summer. Solaris Nerja 2026 will be held at El Playazo between June 18 and 28 and will offer ten days of live music, beach life and events for different musical tastes.
The program includes Chambao, Bresh Nerja, a special San Juan evening on the beach and a closing night with international electronic artist Claptone.
The festival takes place at El Playazo, one of Nerja's most open and well-known beaches. For visitors without a car, bus connections are also planned from both Málaga and Granada during the festival days.
In addition to the concerts, Solaris Village will offer a market with local design and crafts, gastronomy, a Ferris wheel, activities and much more.
Solaris Nerja 2026 is also expected to be an important addition to Nerja's local economy and the Axarquíaarea ahead of the high season. The festival further strengthens Nerja's position as one of Costa del Sol's most attractive coastal towns for both residents and visitors.
Nerja is investing in the future – with culture, sustainability and better infrastructure
Nerja continues to develop in a way that strengthens both the quality of life and the long-term attractiveness of the city. At the end of March, several important steps forward were taken: investments in culture and integration, improvements to the water infrastructure and a new climate program with a focus on sustainable development.
Among other things, the municipality has carried out upgrades to the water network to strengthen capacity in the area, while a new climate plan has been approved. The plan includes energy efficiency, renewable energy, sustainable transport and protection of natural environments — measures that will contribute to an even better Nerja for both residents and visitors.
At the same time, the city continues to safeguard its social and cultural identity, including through initiatives that bring people closer together and strengthen community between different nationalities.
This is what makes Nerja so interesting: a city that both takes care of its history and invests in its future. For those who want to live or invest here, it is yet another sign of a place in positive movement — where people, infrastructure and environment are interconnected.
Water restrictions are finally lifted
After several years of drought, the entire province Málagahas now been declared free of water shortages. The heavy rains during the winter have filled water reserves to very high levels, and even areas such as Axarquía, which were previously hard hit, have clearly recovered. This means that all restrictions on household water consumption are now being lifted.
At the same time, the authorities emphasize that water still needs to be used responsibly, as new dry periods may come in the future. For agriculture, some discussions still remain regarding summer irrigation, but for households and residents this is very positive news and an important return to normality.
Nerja's new health center ready in April – doubling of care capacity
After more than 20 years of waiting, Nerja's new health centre is nearing completion and is expected to be ready in April. The €9.4 million facility will serve around 25,000 residents of Nerja and Frigiliana.
The new health center will be twice the size of the current one and will be equipped with modern technology. The building covers 4,520 square meters spread over three floors and a basement, with, among other things, 26 reception rooms, small operating rooms, dentistry, physiotherapy, radiology and intensive care.
According to regional representatives, the initiative will double the healthcare capacity in Nerja and at the same time reduce the load on the hospital in Vélez‑Málaga.
New bus terminal and 800 new parking spaces planned in Nerja
A major infrastructure project is underway in Nerja – the municipality and the regional government of Andalusia have agreed to build a new bus station and an underground parking garage with approximately 800 spaces at the new health center on Avenida de Pescia.
The aim is to improve the connections between public transport and car travellers. In total, Nerja will then have over 2,000 public parking spaces. The project is described as an important step in solving the traffic situation and promoting public transport in the area.
Nerja now shows its most positive job figures in years
According to the Spanish Ministry of Labor and Social Affairs, unemployment fell in October by 16,27 % compared to the same month last year – 217 more people has got a job.
For a coastal city that lives off tourism, this is a clear sign of recovery and stabilityAfter the uncertainty of the pandemic, many small and family-owned businesses in Nerja are starting up again invest and offer fixed services instead of temporary summer jobs.
Nerja invests in better access to Rio Chillar
Nerja has unveiled ambitious plans to improve accessibility to one of Axarquía's most beloved natural gems – the ChillarRiver.
The project, worth almost 348,000 euros, is part of the sustainability program financed by the EU's NextGeneration Fund and will be carried out within the framework of "Nerja Sostenible".
Mayor José Alberto Armijo emphasizes that the initiative aims to combine better accessibility and a stronger tourist impression, without compromising the environment: “We must modernize our infrastructure – but at the same time protect what makes Nerja unique.”The goal is to further strengthen Nerja's profile as a sustainable and natural destination.
Nerja – Madrid's new summer favorite
More and more Madrileños are now choosing Nerja over the Costa Brava and Cádiz when the heat gets too much in the capital (Nerja is protected by its microclimate). The reason is simple: crystal clear water, whitewashed houses, Caribbean vibes – and significantly more affordable than many other coasts.
Nerja is often called “The jewel of Axarqía” and has quickly become a hot spot not only among Spaniards but also among foreigners. Norwegians, Swedes, Danes, Irish and British people are not only visiting the city – more and more are also buying homes and settling permanently. This has contributed to record low unemployment and a strong local economy.
Charm and quality of life mean that Nerja continues to top the list as one of Andalusia's most sought-after destinations.
Nerja and Maro are tied together on two wheels
The municipality Nerja has approved the construction of a new 1.2 km cycle path, which together with existing routes provides a continuous route of 3.2 km between Nerja and Maro.
The project has a budget of 449 000 € and is included in the investment Nerja Sustainable, funded by the EU's NextGenerationEU.
Once complete, cyclists will be able to travel from the roundabout at BurrianaBeach to the western entrance to Marovia the Barranco de Marobridge. Mayor José Alberto Armijo describes it as the project that finally connects the two towns, and hopes that residents and tourists will soon be able to enjoy the views and get between tapas bars – without a car.
Job boom in Nerja – unemployment is skyrocketing
Nerja is making strong progress! In just one year, unemployment has dropped by 18 %, which means that 226 more people now have jobs compared to July 2024.
Behind the success lies the municipality's investments in tourism, service and local businesses, which creates a stable foundation for continued growth.
Labor Market Councilor Ángela Díaz particularly emphasizes efforts for young people, education and entrepreneurship – investments that make Nerja even more attractive for residents, entrepreneurs and investors.
Netflixseries filmed in Nerja
A new Netflixseries will be released in October 2025, filmed in Nerja, among other places. “Dos Tumbas” (“Two graves”) is a thriller about the disappearance of two young girls. The series stars several famous Spanish actors and is written by the famous author Carmen Mola.
Positive initiative for young people in Nerja
The municipality Nerja has decided to invest 80,000 euros in the next phase of the important project Centre for Comprehensive Child and Youth Care – an initiative run by the local organisation Taller de la Amistad.
The project, which offers support to children and young people in need of special help, will thus receive a major boost for the future. The goal is to create a safe place with a focus on early intervention, educational support and inclusive care.
Mayor José Alberto Armijo has also called on Malaga's provincial council to contribute to the project, which is seen as an example of how the municipality and non-profit forces can collaborate to create real change.
Crime is decreasing in Nerja
Nerja has started the year with positive figures – the number of crimes has decreased by 6% in the first quarter compared to the same period in 2024, according to the Ministry of the Interior.
Mayor José Alberto Armijo expresses pride and believes that the figures confirm Nerja's reputation as one of the safest towns in Axarquía. “It reinforces the image of Nerja as a safe place to live and holiday in,” he says.
The peaceful atmosphere is also a key factor behind the city's popularity among tourists and expatriates – something the municipality is determined to preserve.
Award for beach
Nerja boasts the only beach in Malagaprovince on Traveler Magazine's list of Spain's 50 best. The honour goes to Playa de Calahonda, a charming cove beautifully situated below Balcón de Europa. The beach, reached via a scenic staircase from town center , is described as a hidden gem surrounded by cliffs overlooking the Mediterranean. Local officials welcome the award as a great source of pride and motivation.
Great news for train lovers
Plans for a coastal railway linking towns along the Spanish coast – from Nerja to Algeciras – have taken a major step forward. This long-held dream would be fantastic news for both the residents of Nerja and anyone who has invested in the town.
What started as a whisper last fall (we didn't even write about it because it seemed unlikely) has now grown into a storm – and everything indicates that the project could actually become a reality.
The Spanish government has recently awarded a contract worth €991,911 to carry out a feasibility study for the new coastal railway between Nerja and Algeciras. The study is expected to take 18 months to complete.
The project is divided into five sections:
- Málaga–Fuengirola
- Fuengirola–Marbella
- Marbella–Estepona
- Estepona–Algeciras
- Málaga–Nerja
The aim of the project is to improve mobility and offer sustainable, accessible and safe transport options along Costa del Sol – especially to areas that currently lack rail connections, such as Marbella and Estepona.
This initiative is part of Spain's national strategy for sustainable, safe and interconnected mobility until 2030. The aim is to strengthen territorial cohesion and promote rail as an attractive and efficient mode of transport.
New cancer center in Nerja
The Spanish Cancer Association AECC has opened a new 100 square meter headquarters at Antonio Millón Street 26 in Nerja. The facility is adapted to better provide support and service to cancer patients and their families.
Eduardo Rubio, AECC local president, believes that the new facility will “provide more accessible, welcoming and effective care for those affected by cancer and their families. It will make a real difference in the lives of many.”.
Nerja in good company on the top list

Over 1,000 travellers took part, highlighting Nerja for its beautiful beaches, inviting promenade and diverse culinary scene. The town was praised for its blend of traditional Andalusian charm and modern amenities.
Reliefs for filling pools Costa del Sol
On 23 May 2023, the Junta de Andalucía announced the lifting of the ban on filling private swimming pools. The decision was taken after significant improvements in water resources in the region thanks to recent rains. This decision is part of a series of relaxations introduced after the water shortage eased, which also includes the lifting of other restrictions imposed to deal with the water shortage.
No strong tourism phobia in Andalusia
Svenska Magasinet describes how the tourism phobia, which has been talked about a lot lately, is less strong in Andalusia compared to other regions in Spain. Surveys show that the inhabitants of Andalusia generally have a more positive attitude towards tourists and tourism's impact on the economy. Despite the increased tourist flow in recent years, the local population has managed to balance the benefits and challenges of tourism.
Nerja's big Resident Party was held on April 28th at Plaza de España. The party celebrated the foreign citizens who have chosen to live in Nerja. With almost 8,000 foreign residents from 84 countries, Nerja is a cultural melting pot, as underlined by Ana María Muñoz, responsible for foreign residents.
Nerja and Frigiliana in focus at international forum. The resorts received attention at an international forum in Fuengirola. More and more tourists from all over the world are opening their eyes to their genuinely Spanish charm. South Korea's tourism minister highlighted the villages' authentic Spanish feel and emphasized that it will now be easier than ever to get to Nerja from South Korea. During the forum, Nerja's mayor also discussed sustainable tourism to preserve the villages' charm and nature. The investment in sustainable tourism in combination with the upgrading of hiking trails and beaches and the fantastic range of food that we have highlighted for several years in our newsletter will lead to an increasingly broader and more qualitative tourism/investment base. Nerja has done most things right since 2020. Now it is starting to bear fruit.
Nerja in the food top:
Nerja and Vélez-Málaga are becoming new culinary hotspots on the east coast with restaurants represented among the 23 selected in the prestigious Michelin Guide. These accolades join the total of 783 restaurants across Spain that have been recognised for their culinary prowess and contribution to the gastronomic landscape. Among the honoured establishments are well-known gems such as Oliva and Sollun (next door to our office) in Nerja , showcasing the region’s diverse flavours and gastronomic creativity.
According to a new international survey, March 2024, Nerja has Spain's second happiest residents.
In a ceremony held in Las Rozas, Madrid, the Mayor of Nerja, José Alberto Armijo, proudly received flags that distinguish two blue trails in the city. Awarded by the Association for Environmental and Consumer Education (Adeac), these flags symbolize the commitment to sustainable tourism and the value of these routes in promoting outdoor activities and environmental education.
Nerja becomes a new filming location for Hollywood?

Just before the pandemic, the media reported that George Clooney at the head of a group of producers, wants to buy Malaga's football club as this is in line with their other plans to make the city the "new Hollywood".
"There is a very important group of film and television producers who are here in Malaga. They want to make Malaga the Hollywood of Europe and they are currently filming a series for Amazon here in Malaga. There is a huge economic potential," Aguilera tells Canal Malaga.
Expressen newspaper
Málaga, Marbella and Nerja: Vibrant destinations for film production
The Spanish city Málaga, along with its coastal neighbours Marbella and Nerja, has emerged as a hub for film production over the past 12 months, driven by its exceptional weather conditions and picturesque landscapes. After a temporary lull due to the COVID-19 pandemic, Málaga has successfully resumed its film production pace.
Data from Málaga Film Office and collaborating offices across Andalusia confirms the revival of the city's film industry. While local production companies remain the core, Málaga has also hosted over 20 British and several German film projects.
Nerja in particular has attracted international attention, and American director Tosca Musk, sister of tech mogul Elon Musk, who chose the town as the setting for her upcoming romantic comedy 'Wallbanger', has praised the town. “Nerja is the best city in Europe for filming.”.

Axarquía Film Commission, an initiative within Costa del Sol AxarquíaCouncil, has played a crucial role in facilitating these projects by showcasing the region's cinematic potential to international production giants.
This resurgence of film production in Málaga, Marbella and Nerja is a testament to the region’s diverse landscapes, appealing weather conditions and collaborative film production ecosystems. As the global film industry continues to expand, these Spanish destinations are poised to solidify their position as leading locations for colorful storytelling.
– Nerja has received exceptional national recognition in social prosperity and investment, and the town stands out as the only municipality in the region to have received an “excellent” rating for both categories in the cash budget published by the Ministry of Finance and the Public Sector. Among the 404 municipalities in Spain with over 20,000 inhabitants, Nerja ranks second in the country for its outstanding performance in social services. Nerja’s remarkable achievement lies in its unprecedented increase in social investment of 211 percent compared to previous mandates, a feat that has only been achieved by six municipalities in the entire country. This distinction reflects a committed work to improve social welfare and set a new standard for effective policies in terms of social spending in Spain. Other regions also contributed significantly, marking a milestone in the field of social welfare in Spain.
We have previously told you about Nerja's all efforts in eco-tourism by upgrading hiking trails, beaches and the city's infrastructure. Money has also been earmarked for and/or construction has begun on libraries, bike paths, bathhouses, sports centers and much more (such as hiring more police officers and creating an artificial reef).
–As for the famous health center (for €9.2 million) and will be completed in 2026. The health center, which spans 4,520 square meters and three floors above ground and a basement, will have 26 standard consultation rooms, specialized pediatrics and dentistry and physiotherapy facilities, etc. Currently, over 75 professionals work at the center and offer a wide range of services, including emergency care, radiology, rehabilitation and dentistry. When completed, the center will host a team of 17 family doctors, pediatricians, nurses, auxiliary nurses, technicians, social workers, administrative staff and support staff, broadening access to healthcare for the community.
Hotel occupancy rate data shared at the end of 2023 by the city’s tourism advisor Ana Maria Munoz shows extraordinary strength. For four consecutive months, from June to September, Nerja has had a hotel occupancy rate of over 90 percent. She says: “Nerja has become a benchmark in the area. In terms of nationalities, the city has seen a strong influx of British, Spanish, German and Irish tourists.
Older news below
- (September 23) The Nerja municipal government has begun another major investment. They are now building (to be completed before 2024) a significant green space in the eastern section of the city, between the old N-340 coastal road towards Maro and the built-up areas of Burriana beach. The area that will become a “green lung” is a full 25,000 square meters and will be located between Capistrano Village and the northern part of Burriana. This project has been on the agenda for several years, in the “valley” that runs from Royal Palm and down. The project includes, among other things, an 800-meter-long walkway that stretches from north to south., as well as playgrounds and gardens. Further work will include cleaning, clearing and maintaining the vegetation, as well as planting new native plants to improve the environment. As is known, new hiking trails, cycle paths, health town center , etc. etc. have already been built, or have begun to be built.
- 7/6 23, Nerja beach is according to Instagram the 11th most instagrambeach in Europe. The other Spanish beach that is in the top 20 list is the beach in Sitges. Number one on the list is Positano on the Amalfi Coast.
- The Nerja municipality is collaborating with an environmental organization and the Andalusian regional government to create an artificial reef off the coast to promote marine fauna and attract diving tourists (a diving park will consist of figures inspired by the rich Mediterranean culture, we assume Poseidon, etc.). The project is in the study stage and covers 3,000 square meters at a depth of between 15 and 20 meters. The underground diving park consists of six different sections with figures inspired by Mediterranean culture. This is the latest in a series of major multi-million euro investments from Nerja to strengthen its position as a sustainable and environmentally friendly destination with a rich range of activities that attract slightly older, wealthier tourists in contrast to the carousels and water parks of the west side.
- New clues to the history of the cave in Nerja back more than previously thought. Together, the researchers show that humanity has lived in Nerja for around 41,000 years, 10,000 years longer than previously thought – and that the European cave with Paleolithic art has experienced the most confirmed and frequent visits in ancient history. This latest work also presents 68 dates, 48 completely new, from the lowest parts of the cave, where Paleolithic art and evidence of chronocultures never before documented have been discovered. “The prehistoric paintings were viewed in the flickering light of the flames, which could give the figures a certain sense of movement and warmth,” explains Medina, who underlines the funerary use of the Nerja Cave during the latter part of antiquity for thousands of years. “There is still a lot it can reveal about what we were like,” she says. This makes NerjaCaves an even more internationally recognized destination. Not least for academics. Great for the city!
- The city (as it grows rapidly, all sectors receive a higher budget) is getting a major boost in terms of public health when the regional authorities gave the green light in January 2023 for a new Health Center/Health Center that will cost €9.4 million. The health center should be ready within 2 years. It will be located on a 4,520 sqm plot of land The center will offer comprehensive health care with 26 purpose-built consultation rooms, five multi-purpose rooms, five pediatric consultation rooms, a small operating room and dental clinics. The building will also house an emergency department, X-ray department, physiotherapy and health education.

- The town was nominated for the prestigious the price "Spain's Best Tourist Village" last year.
- In the city, in late winter 22, Co-working premises were opened for foreign entrepreneurs who are now flocking to the city. - The city has now welcomed 4 new police officers to duty.
- In March 22, it was announced that Nerja is investing in another new cycle path. The new project, which costs €660,000, will run from the connecting roundabout that leads to Burrianabeach in the eastern parts of the city, and all the way to Punta Lara in the west. The wide cycle path will go via Avenida de Pescia and N-340. Cycling from Punta Lara to Burrianabeach takes just 18 minutes.
- Nerja has also received an additional €5 million from the Spanish state in Q1 22, earmarked for further investments in a new, sustainable tourism model. We do not know of any municipality in Spain that has come further, since the pandemic, in its work for sustainable tourism with investments in hiking trails, cycle paths, beaches and nature parks, etc. Good job, Nerja!
- Nerja is leading the recovery from the crisis and was already in October, 21, leading at provincial level in Spain with almost 90% occupancy rate in hotels. At the same time, Nerja is launching an international advertising campaign “Nerja, feel the freedom”. This is estimated to reach, among others, 40 million Britons who are now getting ready to start returning to Spain. Expect accelerating housing prices in 2022 as a result of this.
- The city has also been given the honor of hosting the 2022 Spanish Outdoor Athletics Championships. The competition will be held between June 24 and 26.
- The city continues its major investment in becoming even more attractive in 2021 and beyond. One of the major investments is a (including 80 new employees) beautification and continuous cleaning of streets, squares and other public environments. A few months before that, an additional approx. 5 million SEK was given to further improve the city's coastline and beaches. Now they are upgrading safety and accessibility on Torrecilla Beach, installing new toilets, etc. Four ecological islands, and improved drainage on El Playazo beach are also included, among other things, in the package.

- The long-awaited new The marina which the municipalities Torrox and Nerja want to see completed in the next few years will hopefully, if it has not already happened at the time of writing, find private part-investors in the wake of investing heavily in the area after the Corona crisis. Many believe and hope that a financial solution will be found as early as 2021.
- The Nerja Wastewater Treatment Plant is finally complete and opened in 2021. This was for a long time the city's Achilles heel.
- A new promenade is being planned at Playazo.
- Facilities around Burriana are being further upgraded and cleaning efforts at the popular beach are being improved.

More information about what's happening in Nerja and about the market
Nerja has had a spectacular development after the crisis. Are you looking for an investment? Then keep an eye on Malaga city which is coming strong.

Nerja is increasingly gaining international attention
Last year, Nerja received a major international award, naming the town “Spain’s most beautiful coastal town”. Those of us who have access to rental figures in the area also know that interest in this wonderful town on the Mediterranean has only increased and increased, and in June 2018 there was more evidence of this in a couple of new, major international polls. Euroweeklynews puts it best in their article about Nerja as:
"Axarquia's rising star": "Pretty geology, a lack of crowds, crisp water and greenery make it a winner with most who are willing to try it. And revellers also have time for a quick dip in the river's waterfalls"
Just before the opening of the Spanish borders in the summer of 2020, the European Commission published a report in collaboration with 300 tourist offices around Europe. The report named Nerja, in a competition against 102 other destinations, as the second best coastal town one in the list of "Best European Destinations". Number one was Pascaja in Croatia.

Alternatives to Nerja
We have been thinking for a long time about where to expand our business east of Malaga when it becomes too difficult to get what you are looking for in Nerja (we seem to be reaching this point faster than anyone could have predicted). We have considered and tested and analyzed areas such as Torre del Mar, the eastern suburbs of Malaga, and Costa Tropical. Now it is becoming more and more clear that Scandinavians are looking for the areas between Malaga and Nerja, especially Rincon. Scandinavians also like Costa Tropical with Almunecar and La Herradura and the most popular resorts around there (but Salobrena is also interesting). The supply of good housing on Costa Tropical is however scarce, but the price level is about where Nerja was 2 years ago. As for Torrox Costa, it is most interesting for those looking for new development as there are a lot of interesting projects being built in the area. However, there are a lot of good used listing in Torroxarea sometimes too. See a list of our properties in Torrox Costa and Torrox Pueblo here.

What does housing look like after the Corona/inflation crisis?
The crises are replacing each other these days but the market in Nerja is standing strong. Our brokers are vacuuming the market to update themselves on the situation regarding both used listing and new development . We will continuously update our clients via the newsletter and on this page of course. However, do not count on bank repossession . In principle, none of these came to the market even during the last crisis, and that crisis was worse for the Spanish housing market as it had its root causes in generous housing loans (they have since controlled bank loans and are now much better equipped).
