Sustainable holiday accommodation – with energy-efficient solutions and low operating costs

Community Fee en (comunidad) has not yet been determined, since it concerns a settlement. The fee is first determined after construction is completed and one formal owners’ association (comunidad de propietarios) has been formed among the owners. This owners’ association jointly decides on the budget, maintenance, service and thus the monthly fee.

Since there is no owners’ association yet, it is not possible to give an exact amount in advance. In similar projects in Capistrano Village, without communal pool but with private ones, community fee is usually around €2500 per year

Factors that influence are:

  • Easier common area to maintain
  • Solar Panels for the common electricity
  • The number of homes is only 8, which provides a lower level of shared administration
  • No communal pool or lift.

Property Value Growth & Rent Increase – Historical Context

According to housing market data from Idealist the price for homes in Nerja has increased from around €2,957/m² in July 2023 to €3,649/m² in April 2025, which corresponds to an increase of approximately 18,4 %. It indicates a annual growth rate of nearly 9%, reflecting strong demand – especially for new development in attractive areas like Capistrano.

For our calculations, however, we have chosen a more conservative estimate of 5% annual property value growth, in line with long-term sustainable development.

Regarding short-term rentals, available data shows that rental income have increased by an average of 3–5% per year in similar areas – in some cases considerably more, depending on location, standard and seasonal use.

Please note that forecasts for rental income and value development are estimates based on historical development and market trends. They should not be considered guarantees.

Forecast 5 years (2025–2030)

  • Property value: +28–30% → approx €710,000 in 2030 (Note that new development sold “ off plan ” often increase by 10–20% upon completion – meaning that parts of value increase can be realized well before 2030.).
  • Annual rental income: from €54,312 → up to approx €69,000 in 2030

This combination of direct net return and long-term value increase makes the project an attractive alternative for investors with a focus on stable cash flows and capital growth in one of Costa del Sol's most sought-after areas.

Conclusion

This property is a excellent short term rental property with strong returns, fast payback time and long-term value potential. The property has stability in cash flow and high guest attraction, and thus positions itself at the absolute top of the rental market in Nerja.

Perfect for investors looking for:

  • Strong dividend yield
  • Low risk of vacancies
  • High long-term value development
  • Attractive residence in a holiday destination with stable demand

Maro Golf Nerja

The Villas Capistrano houses are located within walking distance of the planned golf course Maro Golf Nerja. Several sources, including Euro Weekly, describe the “Maro Golf” project as a PGA-level golf course, meaning that the golf course will be one of the best in Spain. With its unique location near the cliffs and the sea, it will be the Spanish equivalent of “Pebble Beach”. The goal is to strengthen quality tourism and establish a “place for world-class tourism”. The image below is taken from the following, early presentation video.

Nerja is considered the pearl of Costa del Sol

Nerja is one of the most sought after destinations on Costa del Sol with a total of 13 km of beaches offering a variety of water sports and small coves for those looking for peace and quiet. Once a charming fishing village, Nerja is one of the few places that has managed to preserve its traditional charm with narrow cobbled streets, whitewashed houses and typical Spanish squares. At the same time, it has all the modern amenities with many street shops, tapas bars and a wide range of restaurants to choose from (over 300!).

Nerja has good public transport connections , and is only a 45 minute drive from Pablo Ruiz Picasso International Airport in Malaga and just over 35 minutes to Málaga train station which connects Malaga – Madrid in 2 hours 30 minutes. The Baviera golf course is within a 20 minute drive. The ski slopes of Sierra Nevada in Granada are just over an hour's drive away. In addition, a new train line is planned that will essentially connect Nerja with Gibraltar! This gigantic project is still in the planning stages, however.

Nestled at the foot of the Sierra Almijara Nerja has a unique microclimate with temperatures ranging from 15-25º degrees in winter and 25-32º in summer. With more than 320 days of sunshine per year, making it one of the best places to live in Europe.

The town Nerja was voted Spain’s most beautiful coastal town in an international poll last year and the town breaks new records in the rental market every season. Nowadays, the high season extends well into the autumn (which means higher rental prices overall), and listing in good locations have an occupancy rate of an average of 44 weeks per year. A big advantage for this project is that it is newly built. There are very few newly built properties in the town and increasingly discerning tourists demand modern accommodation – and are prepared to pay for it!

Euroweekly regarding Nerja's recent string of international awards: "With the awards reportedly judged on the increases in positive reviews, searches and booking interests, they merely demonstrate the growth of the town's appeal, not how wonderful a destination it is.”

During the Corona crisis Nerja has also allocated millions of Euros to renovate beaches, hiking trails, nature parks and is also building a new health center, amphitheater, library, etc. The future looks bright for the eastern Costa del Sol in general and for Nerja in particular.

Driving distance to:

– Nearest golf course (Baviera): 15-20 minutes (20 minutes to the golf course in Anoreta, and 20 to Los Moriscos)

– The airport in Malaga: 40 minutes

Torrox Costa: 10 minutes

Nerja is a rising star in the Spanish sky

Nerja was long a hidden gem for Swedish tourists. A charming Spanish coastal town free from high-rise hotels on the waterfront, with several beautiful beaches and winding cobblestone streets with lots of excellent small restaurants. In recent years, however, the town has received increasing global attention and won several major awards, including "Spain's Most Beautiful Coastal Town" in international polls.

Since the Corona crisis, the city has, as mentioned, begun a spectacular investment in infrastructure. A new library, amphitheater, large and state-of-the-art health center is being built, more police officers, bike lanes and, not least, a conscious profiling in sustainable tourism with the cleaning of beaches and hiking trails, etc. The city is perfectly positioned for the late the 2020s ' demands for standard and comfort.

Nerja in focus as an international location for film shoots

Nerja, along with Málaga and Marbella, has become a popular location for film production in recent years, thanks to its beautiful surroundings, relatively low prices and excellent climate. After a downturn during the Corona crisis, Málagaregion has seen a strong recovery in the film industry. According to Málaga's film industry and its partners in Andalusia, local production companies have been at the heart of this recovery, but the area has also attracted over 20 British and several German film projects.

Nerja in particular is the town that has attracted international interest. American director Tosca Musk, sister of Elon Musk, chose the town for the filming of her new romantic comedy 'Wallbanger' and calls Nerja "The best town in Europe for filming".

Furthermore, it was reported before the Corona crisis that George Clooney and other producers were interested in buying Malaga's football club, as part of a larger plan to make Málagaprovince the "new Hollywood" of Europe. This now seems to be becoming a reality at a rapid pace.

A new Netflixseries will be released in October 2025, filmed in Nerja. “Dos Tumbas” (“Two graves”) is a thriller about the disappearance of two young girls. Several famous Spanish actors are in the series and the script is written by the famous author Carmen Mola.

It hardly needs to be added, but if this development continues at the same pace, this will greatly affect the prices of properties in Nerja in the future.
