Alternatives to Nerja in terms of new development

The main options for those looking for freshly produced food in Nerja but cannot find the right product/ price are mainly Rincon in Malaga.

In 2025, several apartments were completed in Rincon, 15 minutes from Malaga. Modern architecture, aimed at international buyers located on the best the plot in the area (close to the sea, views, with several restaurants along the promenade). We will be investing heavily in Rincon in the future as it feels like it is the next "hot spot" on the coast due to the proximity to Malaga, the long beaches, and lower prices than e.g. Marbella, as well as more plots to choose from compared to Nerja.

The market for new development in Nerja is characterized by mainly 3 aspects. In the few zones with building permits that remain, construction is mainly carried out:

  1. Luxury House in the upper price segment. Plot Of Land owners who sit on plots in good locations know that there are buyers for them and they are thus choosing to build modern, larger villas. This trend has only been strengthened in the wake of higher construction prices
  2. Since demand is still high, some people are choosing to build homes in areas where they would not normally have built.
  3. The exceptions that prove the rule. There are always some interesting projects for sale.

For those of you looking for a new house or apartment in the city, it can be difficult to get a clear overview. That's why we decided to write this article, which will be continuously updated as conditions change.

Upcoming new developments in Nerja

Central apartments in Nerja in the "lower" price range. To be released before the summer.

A new project is being planned with a new golf course, luxury hotel and housing in Maro, at the caves. However, it seems that the golf course will be prioritized and it will take a long time before both sales and construction of the planned homes get underway (it is also not 100% clear that these will come to fruition, and it will probably take many years before this is sorted out and there are no signs of progress).

The main options for those looking for new construction in Nerja but cannot find the right product/ price are the neighboring Torrox Costa, but especially Rincon in Malaga. Limonar, which in many ways resembles Nerja is also very nice, but the prices for plots are sky-high.

There was basically nothing built in Nerja during the crisis years and there are few attractive zones with planning permission left to build on. Study Google Maps and you will see that apart from the area next to Capistrano Village, some occasional plot of land in Burriana and Fuente del Baden there are no larger plots to build on (the problem with Fuente del Baden has been uncertainties with the infrastructure, but that is starting to sort itself out now, and as for Capistrano and Burriana the prices of the land have been too high for it to be possible to make ends meet. However, some landowners have chosen to lower their price in the wake of the pandemic, which has opened up some new opportunities for attractive projects. The problem right now is high construction prices.

Marinsa Beach – cheapest prices on the coast

Marinsa Beach is a project near the sea with 72 apartments in El Morche, Torrox Costa. 2 bedrooms, 2 bathrooms and large terrace from under €200,000. Read more here.

Upcoming projects in the Torrox area

Before the crisis in 2008, when it was announced that the marina would be built in Torroxarea (Penoncillo, between Nerja and Torrox), interest increased enormously and investors etc. started planning different types of projects. Then the crisis came and basically put an end to all plans. However, a few years ago the municipality approved plans to once again build the long-awaited marina. It is now hoped that it will be built around 2030.

A larger project is also planned (along the motorway and it is still unclear how the current crisis has affected this construction) from Nerja towards Torrox. Puerto Narixa (write to us for viewing ). Will be released in several phases.

Costa Tropical freshly produced

Costa Tropical had several projects planned before the great crisis of 2008. Since then, most of it has been put on hold and nothing major was in the works before the Corona crisis. It is unclear at the moment what will happen in this region. The province Granadanever really manages to get it right with its development. There are certainly a few projects out there right now, but nothing of great interest (they are located in less good areas unfortunately). We will return in this article and our newsletters immediately when/if any project of particular interest comes onto the market.

If you are looking for large apartments with terraces with sea view in Nerja for around €200,000-300,000, unfortunately this product no longer exists and will not exist. The prices of plots are simply too high, and there are too few of them. However, there will be a lot of construction around Torrox Costa (especially Penoncillo) in the next few years. However, these areas lack the pulse of Nerja with year-round open restaurants etc.

New Development Torre del Mar

Another area that is recommended as an alternative for those looking for a slightly cheaper (compared to e.g. Nerja, Marbella or Malaga city) accommodation in the sun is Torre del Mar which is growing in popularity. The prices are about the same as on Costa Tropical but it is closer to the airport in Malaga. Most people agree that Torre del Mar does not have the beauty or idyllic atmosphere of Nerja, but the prices are lower.
