The situation here and now in 2026:
As we have reported before, taxes in Andalusia have become increasingly lower. From internationalinvestment.net: “As Andalucía joins the ranks of the world's most tax-friendly havens, Spanish nationals and foreigners with worldwide assets of €700,000 from Granada to Seville and across the Costa del Sol will no longer pay tax on their worldwide assets”
At the same time, the Spanish authorities are introducing tax breaks, as well as removing bureaucratic obstacles, etc. for investors, "digital nomads" and startups. Read more about this here (English article).
There has been a record number of properties sold to foreign buyers in recent years, and sales only slowed down slightly despite the global economic situation. However, housing price developments did not slow down last year and prices are rising steadily. We believe that prices will stop rising as quickly in 2026.
The prices of materials etc. for new development have increased by 8-25% during inflation (however, they are expected to fall back relatively quickly). However, price reductions are not to be expected, and some projects are simply postponed to the future. For those who do not buy what is currently on offer on the market, the wait between the ear and the loaf can unfortunately be very long. In the wake of this, expect significant price increases for turnkey new development over the next few years. However, the prices of used homes are starting to catch up, which means that many now believe that new development is the best choice again.

We are in the process of taking in luxury house all over Costa del Sol and Costa Tropical with reduced prices after the crisis. Housing prices in general have not fallen that much, but we already saw during the last crisis how prices fell drastically in the luxury segment for a period. If you had been thinking of buying a luxury property in southern Spain in the next few years, we recommend that you do so now when prices will be significantly lower than after the recovery has started.
