This is what you should know if you are going to buy a home in Spain in 2024:

The situation here and now in 2024:

As we reported before, taxes are getting lower and lower in Andalusia. From internationalinvestment.net: "As Andalucía joins the ranks of the world's most tax-friendly havens, Spanish nationals and foreigners with worldwide assets of €700,000 from Granada to Seville and across the Costa del Sol will no longer pay tax on their worldwide assets"

At the same time, the Spanish authorities are introducing tax breaks, as well as removing bureaucratic obstacles etc. for investors, "digital nomads" and startups. Read more about this here (English article).

A record was set for the number of properties sold to foreign buyers in the first half of 2023, but sales then slowed due to the global economic situation. The price development of housing also slowed down. Most people believe that in 2024 both sales and prices will begin to increase rapidly again. Especially on the Costa del Sol, which is strong and traditionally usually the first to emerge from crises in Spain.

The prices of materials etc. for new development have increased by 8-25% during inflation (however, they are expected to fall back relatively quickly). However, price reductions are not to be expected, but some projects are simply postponed to the future. For those who do not buy what is now offered on the market, the wait between grain and loaf can therefore unfortunately be very long. In the wake of this, expect sharp price increases on turnkey new development over the next few years.

As far as price reductions on resale are concerned, similar to the beginning of 2020 when the pandemic broke out, it will probably mostly concern certain objects that are sold "underhand". Few believe in broad price reductions in Spain as the market is strong, and cannot be compared to the Swedish housing market, which is in a completely different phase. The situation in Spain is completely different to how it looked in 2008. Malaga in particular continues to grow and more and more international giants are moving their operations there. The new taxes etc. will only reinforce this development.

Housing Cooperative makes new development up to 35% cheaper

Bank properties are dead as a concept despite the Corona crisis, but renovation properties are attractive (however, the supply is very limited in the popular areas)

Malaga is on its way to becoming by far the hottest region in Spain

Properties for sale in Spain - our feed of properties

Quality over quantity. Our strategy is to focus on the best investments, the absolute most attractive objects regardless of what the client is looking for. Therefore, we have chosen not to link our feed to the public databases (the majority of objects in Spain lack exclusivity and are sold by all brokers) and show several hundred homes that no broker has any idea if they have been sold, or if they even live up to text and the image descriptions in place, or if they have all the necessary licenses, etc. The best is always to write directly to us about what and where you are looking for. info@spanskafastigheter.se - or to follow our newsletters.

All luxury homes

We are publishing luxury houses around the entire Costa del Sol and Costa Tropical reduced prices after the crisis. Housing prices overall have not fallen that much, but we already saw during the last crisis how prices fell drastically in the luxury segment for a period. If you were thinking of buying a luxury home in the south of Spain in the next few years, we recommend that you do so now when prices will be significantly lower than after the recovery has started. This is how development always looks. Also note that most, and best, sales in the luxury segment take place "underhand", that is, the owner does not want to advertise publicly. Write to info@spanskafastigheter.se

Also keep in mind that many homes are sold "underhand" , i.e. that for various reasons the owner does not want to put the home out publicly [this is also common for new development that is under construction when a single home comes back for sale] During 2024 and the rest of the 20th century, this type of business will come, due to Corona -crisis and Inflation crisis , be the most common on the Costa del Sol. We also saw this during the crisis after 2008. Many do not want to sign that they have to sell. We are also not allowed to publish the price reductions on several homes publicly, but we send them via direct mail to clients who have flagged interest, and who can quickly make a deal. There will thus be fewer homes in the public shop window, but greater chances of making a really good purchase for those who are alert. If you are there, write to info@spanskafastigheter.se and state what you are looking for. We will return with what has just come out, or is about to come out, on the market.
