About living and investing in Malaga


Malaga began its fantastic journey during the last crisis that began in 2008. The cultural and infrastructural transformation with widened avenues, metro, tech companies, eco-buses, new marina, museum, etc. has been spectacular and the city has thus begun to earn the epithet “Gateway to the Mediterranean”. It is expected that Malaga will overtake Seville in terms of population within 10 years. More and more international investors are therefore turning their eyes to Malaga where prices have still not increased as quickly as in other metropolitan areas in Spain.

This project was briefly presented in our newsletter at an early stage when the plot was being negotiated. In 2019, the city had a strong economic growth of 4.4%. Despite this rapid development, prices in Malaga were still around 30% lower than they were about 10 years ago. During the Corona crisis, only the activity on the market in the city slowed down slightly, as did the inflation crisis, but Malaga will also grow rapidly through the crisis this time, not least because of the city's focus on sustainable and smart tourism (European Tourism Forum has named Malaga and Gothenburg as Smart Tourism Capitals). Malaga's mayor reported already in the summer of 2022 that 61 foreign companies have opened offices or expanded in Malaga since 2019, creating around 4,800 jobs. 

Thus, among others, the “world’s richest man”, the legendary investor, Warren Buffet, has recently bought a real estate agency on Costa del Sol. The city is also investing heavily in international campaigns such as “Better Than Ever”, which started in the first year of the pandemic and quickly bore fruit. In Q4 2021, the city also surpassed Barcelona in terms of new development sales for the first time ever.

Térmica is located on frontline beach , just across the Antonio Banderas promenade (read the guide about that walk in Malaga here), with the Mediterranean Sea towering in front of the building.

In the immediate area there are several museums and art schools and art galleries etc. Several world-class restaurants and shops in the area and along the beach. Directly next door to the famous Malaga Towers

Everyone wants to invest in Malaga at the moment and most analysts believe that the next 5 years will be marked by the city's strongest development ever. The city also had enormous development during the crisis years that followed 2008. When everyone else slowed down, they accelerated with infrastructure investments etc. Now they are reaping what they sowed.

Térmica is a unique opportunity for a top investment in one of the fastest growing areas in one of the most lucrative cities in Europe. It is extremely unusual for the municipality to release this type of beach plot of land at all, and when they do, in normal times, it is basically impossible for developers to get involved in the bidding as the hotels, which have such a long-term perspective in their calculations, raise the bidding to astronomical heights. However, the pandemic and inflation have created a unique opportunity to buy up plots at good prices. This gap is now closed and the Spanish economy is doing very strongly, the strongest in the EU. Assessors believe that the next five years in Malaga will have an unprecedented development. All this combined makes us recommend Térmica as the undoubted top purchase for investors in 2025.

When the developers signed the contract for the land, they realized that a top-notch architectural firm would also be required to achieve absolute premium project levels, and the assignment thus went to the famous architect Francois
Leclercq.

As an investment to sell after purchase

Prices tend to increase significantly off-plan under construction . On average, before demand for new development exceeded supply, and before prices for building materials and plots started to skyrocket due to the pandemic, we used to talk about an average price increase of 30% during construction (some areas more, others less. Location is key). In one of our recent projects, prices from off-plan sales to completion went up by 58% for 2-bedroom apartments (around 55% for 3-bedrooms).

Note that Spain's housing market is in a completely different phase compared to the EU zone, which is shaking precariously. During the first half of 2022, a record was broken in the number of foreign buyers in Spain. 53% more than the previous year. A total of 72,987 homes were sold involving a foreign buyer. This is the highest figure achieved since measurements began in 2007. Foreign buyers account for approximately 20% of all home purchases in Spain. There are many factors at play, but when it comes to Andalusia, we can point to the major investments in infrastructure, the upgrading of estates and natural parks, major tax cuts and, above all, the international trend of wanting to work remotely in a place with lots of sun where prices are still considered reasonable.

Rental prices rise in Malaga amid strong demand from foreigners

Rental prices are rising sharply in the province of Málagaand Costa del Sol. Compared to 2007, rents are now over 60 percent more expensive. This has led the authorities to introduce restrictions on rentals in several areas.

As an investment for rental

The area Paseo Marítimo Antonio Banderas is not listed among the areas in Malaga that were recently restricted for rental (see below).

However, the association could theoretically ban it in the future, if enough of the owners in the association are against it.

Therefore, we would not recommend buying an apartment in Térmica solely for rental, but consider it more as a big bonus. 

If you eventually rent out your apartment Expect to be able to charge several thousand € a week for an apartment in this project. In Malaga there are also lawyers, doctors, business leaders etc. who are prepared to pay high monthly rents for newly built apartments in this exceptional location. We do not believe that it will have any major impact on either prices or occupancy rate if you buy an apartment on one of the lower floors compared to the top floors. We also do not believe that it will have any major impact on whether you buy an apartment with a larger or smaller terrace. It is the location itself that is decisive for this building. 

Incidentally, we saw in November 24 that in the neighboring Sierra Blanca Tower the price was a breathtaking €26,000 for long-term rental for a 1-bedroom apartment. The income for short-term rentals is also significantly higher per night.

Málaga bans new tourist accommodation

Málaga has introduced new regulations prohibiting the registration of new tourist accommodation in 43 districts. The ban came into force on 14 January 2025 following the publication of the amended General Urban Planning Plan (PGOU) in the Boletín Oficial de Provincia (BOP). The ban targets areas where tourist accommodation represents more than 8% of the housing stock. The effects of the ban will be fully implemented within three years. In areas with a lower but still significant concentration of tourist accommodation, new registrations will be limited. The maximum number of tourist accommodation in each district will be reviewed annually. Only properties with independent entrances and utilities will be eligible for new tourist rental permits in areas that are not completely prohibited.

Reasons for the ban: The proliferation of tourist accommodation has led to concerns about over-tourism, rising housing costs and a deterioration in the quality of life for residents. Housing shortage: The conversion of residential buildings into tourist accommodation has contributed to a shortage of long-term housing. The effectiveness of the ban will depend on the authorities’ ability to enforce it and prevent illegal lettings. Despite the new rules, there are concerns about the ease of registering tourist accommodation and the risk of a black market. However, Málaga’s decision to restrict tourist accommodation is an important step towards addressing the challenges caused by over-tourism and ensuring a better quality of life for residents.

Location, location and green energy

When we encourage our clients who want to speculate in real estate to invest in new development they should keep in mind that it is green new development that will increase in value the most. According to the reputable The Economist, the biggest problem for real estate funds is all the new laws and regulations surrounding the energy consumption of buildings. Energy used to heat or cool buildings accounts for almost a third of global greenhouse gas emissions. A smaller flurry of global laws aims to address this. In London, it is estimated that 1 in 10 office buildings will be considered obsolete within just one year. More than half of office buildings could become unusable by 2027. European lawmakers will require 49% of a building's energy to come from green sources by 2030. “Tenants are also applying pressure. One-fifth of the world's largest 2,000 companies have set net-zero goals for 2050, with many going even faster. That will involve decarbonising their buildings. Landlords who fail to greenify their portfolios in time face a brutal leasing market. Globally, tenants are already prepared to pay up to 11% more to occupy top-performing buildings. Of course, it is not only positive from an environmental point of view, or for the long-term value of a building, that it meets the green requirements. An obvious advantage is that it reduces the skyrocketing costs of electricity consumption. Developers have been hampered by hotels or other commercial players jacking up prices over the years when it has been a question of building in the most attractive locations. It has simply not been possible to compete with the hotel players. However, this came in the way of the Corona crisis, which made it possible for developers of "regular" housing to get in the way. This is a completely unique project when you weigh location and price against each other.
