The situation in Spain

If the tone in Sweden is abysmally dark, it is even brighter in Spain. Here, people look positively to the future, with several tax cuts, deregulation and investments in eco-tourism etc. Inflation has also increased significantly less than in, for example, Sweden (once the krona goes up, the gap in the price index between Sweden and Spain will be greater than in a very long time). This is partly due to the fact that electricity (the December bill, for example, was not at all surprising) is cheaper here as gas is imported from North Africa, and food shipments are of course very short as most of it is grown domestically.

Strong tourism and housing market

Tourism in Spain was remarkable in 2025 despite all the turmoil in the global economy. This makes analysts increasingly convinced that Spain is the right country to invest in.

On an annual basis in 2025, prices rose for used and new development .

The pandemic/war/inflation has therefore not stopped the rising price trend that has been going on since 2014. The Price of Spanish housing fell significantly after the 2008 crisis, then rose slowly and only reached previous levels in 2025. Since the financial crisis, many positive things have also happened in the form of regulations, expansion of infrastructure, investment in eco-tourism and hiking trails, etc.

The Spanish housing market will have a strong 20s

The construction body APCEspaña believes that it is mainly the desire for new development that is pushing up prices. In general, analysts expect housing prices in Spain to increase by around 5 percent in 2026, and then rise quickly and steeply. If energy prices continue to fall more than expected in line with international inflation, then however, the increase will be significantly higher than . Never before has international interest in Spain from investors been greater. Last year, 140 different nationalities invested in the country. Despite the strong recovery since the bottom in 2014, Spain is at the bottom of the list on the EMF's "House Price Index", where Sweden was at the top in terms of prices as recently as 2022. This sets the stage for a strong Spanish decade, from 2026/2027 onwards.

Our head office is located at Costa del sol (Nerja, Marbella, Malaga), but we also work with real estate agents Torrevieja, Costa Blanca.

Links to our newsletters (Note, during and after the crisis, most investors have concentrated on Malagaregion, and therefore we also place the greatest focus on this region. The development of the other regions is a little more difficult to interpret in our opinion).

If you don't find the area/city you are looking for accommodation in on our site, there is still a good chance that we have the accommodation you need via our nationwide bank contact, so don't hesitate to send an inquiry to info@spanskafastigheter.se and we will get back to you with homes based on your reference .

We have had a long-standing agreement with the major bank Caixa, which means that we are the only Scandinavian brokers to have received an International Brokers License. This means, among other things, that we receive information about listing that are coming to the market before all other Scandinavian brokers. When the best properties went on sale, it was absolutely hysterical how quickly they sold. Since then, there has been a long period of scarcity of good bank repossession . However, it does not look like there will be any more of these, of interest, during the first year of the 2020s , despite everything that has happened. There is simply no one who wants to deal with unsalable listing . What is being talked about in the Spanish housing market as the "next big thing" is instead housing cooperative , as these are pushing prices down by up to 35% on new development (and are much safer for both banks and buyers). Read more about housing cooperative here.

About investing in a property in Spain

We have specialized in finding good investment properties (which increase in value over time and provide income directly in the form of rentals) and can therefore offer homes that have a documented history of rentalMany people make a mistake when they buy a house or apartment in Spain for investment purposes without taking into account the area it is located in. It can be really difficult to rent out in some areas and the property will only increase in value slowly, if at all, in the long run if things go badly.

There are also many other factors you have to consider if you want to make a good investment, such as marketing the home, dealing with tenants, payment, cleaning and other maintenance of the home, etc. We offer (this does not apply to all of our homes for sale, however) a overall concept via rental companies that we collaborate with. The easiest and most profitable solution if you want to invest is to buy in an area that has an established rental system, where you can easily see statistics from recent years.

About bank repossession and financing

Although Spanish housing prices have not returned to the levels they were at before the crisis, for those looking for such a cheap As an alternative, we can announce that we are collaborating with a nationwide bank that has bank repossession with prices down to and even below half a million. Don't believe it though in the Swedish newspapers that paint a picture of ALL homes in Spain being sold for a pittance in the wake of the crisis. The very best investments for sale are of course not for 50,000 euros as they often bring in 10-20,000 euros a year in rental income alone. Bank Repossession is usually (but not always) more suitable for those who want to move to Spain more or less permanently and are looking for the cheapest option possible. Once a real bargain appears, it is important to have deposit etc. ready so that you can act quickly. But as I said. From 2023 onwards there are very few bank-repossessed homes to choose from despite the major crisis. That speaks volumes.

Another more interesting option for those looking for budget accommodation is renovation project in one of the smaller villages along the coast.

Finally, we can add that it is not only the homes themselves that are interesting to you as a buyer. As everyone in the real estate industry knows, the “location” of the home almost always the most important thing for the customer. Customers also want their real estate agent to know their area, and be able to offer valuable tips about living in Spain in general, and the city they are moving to in particular.

We have two offices in Nerja, one in Malaga and one in Marbella. We know our areas and have published plenty of information and guides to different areas.
