Moclinejo is a cozy typical Andalusian village, surrounded by vines (in the famous “Raisin Country”). 30 minutes from the airport, 24 minutes drive from Malaga city, 12 minutes to the beach in Rincón. 

The village was nominated for the prestigious the price "Spain's Best Countryside Village" in 2022.

[Update Q2 2024: Right now there are very few attractive renovation listing on the market, and it has been for several years now. We will see how the next few years develop. Right now, however, most investors are looking new development as there are better buys to be made in that segment.]

We have started a new collaboration with some Spanish players who are leaders in finding renovation projectsin the areas around Malaga. Please note that there are no renovation project in areas like central Nerja or Marbella, Estepona etc. It is mainly in the surrounding villages or Malaga city where you can find interesting houses and apartments in need of renovation , at a good price .

An excellent example of such a village is Moclinejo. Here you can find houses with 3 bedrooms in need of renovation for under €90,000. We help with tax deductions (yes, you can also make Swedish tax deductions on your Spanish house), as well as choosing a construction company for renovation, etc. In Spain, it is easy and cheap to renovate your property. Good to know. You can reduce the ITP (Impuestos de Transmissiones Patrimoniales) tax to 2% if you sell the home within 3 years and do not conduct any rental activities. However, this applies to those written in Spain "as we interpret it" says the Spanish tax authority we have been in contact with. How much does it cost to renovate? The approximate cost depends on each individual case. For example, an 80 sq m home that needs painting, replacing floors and a new kitchen costs around €15,000.

How long does it usually take? A renovation of a home, such as the example above, takes about 3-5 months. The builder applies for the license free of charge. The same builder also arranges the tax deduction for our clients.

Can I borrow for renovation in Spain? You can borrow for the house itself (even if the valuation is low on renovation project ), but you generally cannot borrow for the renovation, unless you are a permanent resident in Spain. We therefore recommend that you contact a Swedish bank for a private loan/unsecured loan.

Guide Moclinejo – attractions, restaurants, etc

Wherever you walk or drive in the area, the Mediterranean Sea is ever-present. The views are immense from Moclinejo.

Moclinejo is only 37 km from Malaga airport (24 minutes by car from the city centre), but it is as if they were two different worlds. Malaga is the big city that has seriously begun to challenge cities like Barcelona and Valencia, both economically and culturally. Moclinejo, on the other hand, is hidden up in the mountains, without any view of the coast but with views of the sea wherever you turn, surrounded by vines climbing along the mountain walls.

The town's location in the mountains is unique. The views over the coast are stunning, and the village's inhabitants (under 1000) are very proud of their village, which is lined with cobbled streets, gardens, whitewashed houses in typical Andalusian style, flower-filled balconies, lush gardens and local winemaking.

The heart and soul of the village lies with the noble Galvez family, who in the 18th century ensured that the village had access to water. The family also built a beautiful church and a Mausoleum (which is said to be haunted...). A very nice museum is found in the village, as a monument to the Galvez family.

Moclinejo is the gateway (in fact, this building is located right next to the physical, old gate to the city) to the famous “Raisin Country”. The “Ruta del Pasa”, or “Raisin Route”, is the name of the 62.5 km long road that connects Malaga’s most traditional villages (20 minutes east of town center ), all located in the southwestern parts of Axarquía, Costa del Sol.

The route is circular and starts in the coastal town of Rincón, and then goes through Moclinejo, Almáchar, El Borge, Cútar, Comares and Tutalan, and the circular road then ends at La Cala de Moral, which belongs to Rincón de la Victoria. In these villages grow the sweet Moscatel grape that is sun-dried into raisins, or made into Malaga's popular Moscatel wine.

There are over 3,000 hectares of vineyards in Axarquía. The landscape is dotted with beds, known as Paseros, where the grapes are dried. In between these raisin beds grow avocados, almond trees and various types of citrus fruit that are typical of this fertile part of Andalusia.

Proximity to the beaches

The nearest beach is about 12 minutes away by car (many bikes down) in Rincón de la Victoria.

If you cycle down the road to the beach in Rincón, you can continue cycling along the flat beach all the way to the new, powerful port of Malaga city. If you walk from the beach in Rincón to Malaga , it will take about 3.5 hours. The distance is about 11 kilometers long! About halfway there you will find the Caves of La Araña where Neanderthals lived more than 20,000 years ago!

The beach in Rincon is about 7 kilometers, and has, among other things:

  • The beach is very family friendly and there is activity on this beach even during the low season. There are also fitness courses, paddle boards, playgrounds for children, table tennis,

  • water slides, climbing walls, and much more. On the beach and in the surrounding area there are also plenty of restaurants, cafes, shops and service facilities. Rincon has approximately 40,000 inhabitants and is a prosperous suburb of Malaga.
  • The beach is rarely completely packed then
    it is so long. The further east you are
    The further you walk along the beach, the fewer tourists you will find, and eventually this beach merges with Playa de Benagalbón.
  • Also, don't miss visiting the caves in Rincon, Cueva del Tesoro.

More about Moclinejo

The village's natural town center and meeting place is Plaza de España. It also houses the village's most important buildings, the town hall and the church of Nuestra Señora de Gracia, which began construction in the 16th century.

The village's most important attractions are Manchon de las Minas, the old silver mines, and La Hoya de los Muertos, a hill where a particularly bloody battle between Moors and Christians took place in 1483.

Local fiestas

Every village in Spain has its own traditions and Moclinejo is no exception. At the end of August they celebrate the feast of Saint Bartholomew. The celebrations start with fireworks in the early morning and culminate in a carnival at night.

The biggest party, however, takes place in September in conjunction with the Fiesta Viñeros. This is when they celebrate the Moscatel grape (muscat grape in Swedish), also known as the “Jewel of Axarquia”, the year’s harvest and all the farmers who have grown wine in these regions for hundreds of years. For those who like wine tastings and locally produced food in a genuinely Spanish environment, Moclinejo and the other villages in the area are pure paradise. Here people live in many ways as they have always done. Traditionally Andalusian.

Food and wine

Moclinejo and the surrounding area are a gold mine for those who appreciate the good things in life in the form of food and wine. Along the mountain walls climb the vineyards and the wine produced here is the most famous wine in this part of Spain. In the village, right next to the new housing project, you will find Bodega A. Munoz Cabrera, which was founded in 1927. Here you can try the local wines in combination with good food. The wine they produce is called Zumbra Málaga, made from Andalusian moscatel grapes. There are several different wines here, and opportunities for wine tastings and the opportunity to see how wine is made.

Restaurants

  • There are some lovely restaurants in Moclinejo, and Bar Restaurante Reyes has a 4.5 star rating on Tripadvisor. In the cozy and friendly atmosphere you can eat high quality local specialties at really good prices!
  • Right next to the apartments is also the Spanish grill restaurant Saborea. Incredibly good food for the money!
  • A few kilometers away, in the village of Benagalbon, you will find the famous Alzain restaurant.
  • A visit to Venta La Loma, with its traditional dishes, in nearby Iznate is also highly recommended.
  • Better and cheaper tapas than at Bar Poco in El Borge are hard to find on Costa Del Sol . Located about 4 kilometers from Moclinejo. A tapas with a drink only costs 50 cents!
  • Then there is also a wealth of restaurants and chiringuitos in Rincón, the coastal town that is the main town in the area. Here you can find everything from Andalusian tapas restaurants, to international food, options for vegans, etc. There are also several evening markets organized here during the summer.
  • As for the restaurant selection in cosmopolitan Malaga (24 minutes by car), it is of the highest European standard. In Malaga you will find, among other things, the trendiest restaurant in this part of Spain (located in the new port Muelle Uno): the Michelin restaurant Jose Carlos Garcia.
  • If you would rather go to the cozy coastal town of Nerja to the east, don't miss Oliva, the city's top restaurant, which is also next door to our office on the main street Calle Pintada.

Things to do and see

There are several beautiful hiking trails and cycling routes here.
To the north is the trail from Benamacorra/El Borge and to the south is the trail from Rincón de la Victoria.

Art has always been appreciated in these mountainous areas, and to this day, many artists find their inspiration by settling in the beautiful and tranquil surroundings.

Sala de Exposiciones Moclinejo is a small but very good gallery located in the village. They have exhibitions of everything from photography to local artists' works. Just a year ago they had a fantastic art exhibition with originals from Picasso, Chagall, Salvador Dali and Miro!

For those who like art and culture. The area's provincial capital, Malaga is now one of Europe's leading cities in culture, and Seville is the world's most exciting destination to visit in 2018 according to Lonely Planet. The city is a 2-hour drive away. Most historical destinations are found 1-2 hours away by bus, such as Granada, Ronda, Cordoba, etc.

It is also under 2 hours drive to Sierra Nevada which has over 20 lifts (ski season between April and November). There are few places in the world where you have such a short distance between skiing and swimming in the same day (Malaga has one of the best climates in Europe with almost 3000 hours of sunshine a year).

The new express train will also take you to Madrid, from Malaga, in 2 hours and 20 minutes!

Golf

10 minutes by car to the nearest golf course, Anoreta. There are also paddle tennis courts.

Riding

The large riding club La Paca is located just outside the neighboring village of Benagalbon.

Other, schools etc.

There is an international school (where our realtor's son also goes), Nova School, in the immediate area.

There are seven hospitals in Malaga, as well as several medical clinics in Axarquía, including in Rincon.

TRANSPORT

  • Taxi/car to Malaga city (from the port): 23 minutes. €21-26.
  • From Malagaairport: 32 minutes. €30-40.
  • Taxi from Moclinejo to the beach/Rincon costs €10-13, (13 minutes, 11.7 km)
  • Taxi to Nerja from Moclinejo: €35-45, 33 minutes. Buses from malaga 4 times a day from Malaga, 3 times a day from Moclinejo. Three times a day on weekends. We recommend that those who do not want to rent a car during their stay in Moclinejo buy or rent an electric bike. These can be bought in Rincón.
