Fantastic prices for houses in need of renovation in Moclinejo outside Malaga (toward Nerja)

Moclinejo is a cozy typical Andalusian village, surrounded by vines (in the famous "raisin country"). 30 minutes from the airport, 24 minutes drive from Malaga city, 12 minutes to the beach in Rincón.  

The village was nominated for the prestigious award "Spain's best rural village" in 2022.

[Update Q2 2024: Right now there are very few attractive properties for renovation on the market, and have been for years now. We will see how the next few years develop. Right now, however, most investors are looking for new development as there are better buys to be made in that segment.]

We have started a new collaboration with some Spanish actors who are leaders in looking for renovation objects in the areas around Malaga. Please note that there are no renovation objects in areas such as central Nerja or Marbella, Estepona etc. It is mainly the villages around or Malaga city that you can find interesting houses and apartments in need of renovation, at a good price.

An excellent example of such a village is Moclinejo. Here you can find, among other things, houses with 3 bedrooms in need of renovation for under €90,000. We help with tax deductions (yes, you can make a Swedish tax deduction even on your Spanish house), as well as choosing a construction company for renovation, etc. In Spain, it is easy and cheap to renovate your property. Good to know. You can reduce the Itp (Impuestos de Transmissiones Patrimoniales) tax to 2% if you sell the home within 3 years and do not engage in any rental activities. However, this applies to those written in Spain "as we interpret it", says the Spanish tax authority we have been in contact with. This was designed as an incentive to get the market going which is still there, and then the premise is that you buy and then sell on.

How much does it cost to renovate? The approximate cost depends on each individual case. As an example, a home of 80 square meters that needs painting, replacement of the floor and a new kitchen costs around €15,000.

How long does it usually take? A renovation of a home which in the example above takes around 3-5 months. The builder applies for the license free of charge. The same builder also arranges the root deduction for our clients.

Can I borrow for renovation in Spain? You can borrow for the house itself (even if the valuation is low on renovation objects), but you generally cannot borrow for the renovation, unless you are a permanent resident of Spain. We therefore recommend that you contact a Swedish bank for private loans/blank loans.

Guide Moclinejo – sights, restaurants, etc

Wherever you walk or drive in the area, the Mediterranean Sea is always present. The view is enormous from Moclinejo.

Moclinejo is only 37 km from Malaga airport (24 minutes by car from the city centre), but it is as if it were two separate worlds. Malaga is the big city that has seriously started to challenge cities like Barcelona and Valencia, economically as well as culturally. Moclinejo, on the other hand, is tucked away in the mountains, out of sight from the coast but with views of the sea everywhere you turn, surrounded by vines that climb along the mountain walls.

The city's location in the mountains is unique. The views of the coast are stunning, and the villagers (under 1000) are very proud of their village, which is lined with cobbled streets, gardens. white-washed houses in typical Andalusian style, flower-balconies, lush gardens and local winemaking.

The soul and heart of the village can be found in the noble Galvez family, who in the 18th century ensured that the village had access to water. The family also built a beautiful church and a Mausoleum (said to be haunted…). A very fine museum can be found in the village, as a monument to the Galvez family.

Moclinejo is the gateway (in fact, this building is right next to the physical, old gate to the city) to the famous "Raisin Country", "Ruta del Pasa", or "Raisin Route", which is the name of the 62.5 km long road that connects Malaga's most traditional villages (20 minutes east of the center), all located in the southwestern parts of Axarquía, Costa del Sol.

The route is circular and starts in the coastal town of Rincón, then goes through Moclinejo, Almáchar, El Borge, Cútar, Comares and Tutalan, and the circular route then ends at La Cala de Moral, which belongs to Rincón de la Victoria. In these villages grows the sweet Moscatel grape, which is sun-dried into raisins, or from which Malaga's popular Moscatel wine is made.

Over 3,000 hectares of vineyards grow in Axarquía. The landscape is strewn with beds, so-called Paseros, where the grapes are dried. In the interstices of these raisin beds grow avocados, almond trees and various types of citrus fruits that are typical of this fertile part of Andalusia.

Restaurants, shops, activities etc. in the village itself

  • The village's large local pool is at the back of the village. There is also a café next to this.
  • They also have paddle courses in the village.
  • Gym (including Zumba and spinning).

  • Dance school There are shops in the village itself, such as bakery with daily fresh bread, pharmacy (there is also a surgeon's clinic around the corner), goldsmith shop, flower shop, small grocery store, Coviran (large Spanish grocery chain). On Fridays there is a market where you can buy vegetables, clothes, food, etc. The nearest larger shopping center is in Rincon (with about 10 cinemas etc.), 15 minutes by car. Also goes by bus.

Proximity to the beaches

The nearest beach is about 12 minutes away by car (many cycle down) in Rincón de la Victoria.

If you cycle down the road to the beach in Rincón, you can continue cycling along the flat beach all the way to the new, mighty port of Malaga city. If you walk from the beach in Rincón to Malaga, it takes about 3.5 hours. The route is approximately 11 kilometers long! About halfway you will find the Caves of La Araña where Neanderthals lived more than 20,000 years ago!

The beach in Rincon is about 7 kilometers long , and has, among other things:

  • Kiosks
  • The beach is very family friendly and there is activity on this beach even in low season.

  • water slides, climbing walls, and much more. On the beach and in the surrounding area there are also plenty of restaurants, cafes, shops and service facilities. Rincon has approximately 40,000 inhabitants and is a prosperous suburb of Malaga.
  • The beach is rarely completely packed as
    it is so long.
    The further east you walk along the beach the less tourists you find, and eventually this beach merges with Playa de Benagalbón.
  • Also, don't miss visiting the caves in Rincon, Cueva del Tesoro.

More about Moclinejo

The village's natural center and meeting place is the Plaza de España. There are also the village's most important buildings, the town hall and the church of Nuestra Señora de Gracia, which began to be built as early as the 16th century.

The village's main attractions are the Manchon de las Minas, the old silver mines, and La Hoya de los Muertos, a hill where a particularly bloody battle between Moors and Christians took place in 1483.

Local fiestas

All villages in Spain have their own traditions and Moclinejo is no exception. At the end of August, they celebrate the saint San Bartolomé. The celebration kicks off with fireworks early in the morning and culminates in a carnival at night.

The biggest party, however, takes place in September in connection with the Fiesta Viñeros. Then they pay tribute to the Moscatel grape (Muscat grape in Swedish), which is also called "Axarquia's jewel", the harvest of the year and all the farmers who have grown wine in these regions for hundreds of years. For those who like wine tastings and locally produced food in a genuinely Spanish environment, Moclinejo and the other villages in the area are pure paradise. Here you live in many ways as you have always done. Traditional Andalusian.

Food and wine

Moclinejo and its surroundings are a gold mine for those who appreciate the good things in life in the form of food and wine. Along the mountain walls climb the vineyards and the wine produced here is the most famous wine in this part of Spain. In the village, right next to the new residential project, you will find the Bodega A. Munoz Cabrera, founded in 1927. Here you can try the local wines in combination with good food. The wine they make is called Zumbra Málaga, made from Andalusian moscatel grapes. There are several different wines here, and opportunities for wine tastings and the opportunity to see how wine is made.

Restaurants

  • There are some lovely restaurants in Moclinejo, and Bar Restaurante Reyes has a 4.5 star rating on Tripadvisor. In the cozy and friendly atmosphere, you eat high-quality local specialties at really good prices!
  • The Spanish grill restaurant Saborea can also be found right next to the residences. Incredibly good food for the money!
  • A few kilometers away, in the village of Benagalbon, is the famous Alzain restaurant.
  • A visit to Venta La Loma, with its traditional dishes, in nearby Iznate is also highly recommended.
  • Tastier and cheaper tapas than at Bar Poco in El Borge are hard to find on the Solkusten. Located approximately 4 kilometers from Moclinejo. A tapas with the drink costs only 50 cents!
  • Then there is also a plethora of restaurants and chiringuitos in Rincón, the coastal town that is the main town in the area. Here you can find everything from Andalusian tapas restaurants, to international food, options for vegans, etc. Several evening markets are also arranged here during the summer.
  • As for the restaurant selection in cosmopolitan Malaga (24 minutes by car), it is of the highest European class. In Malaga you will find, among other things, the trendiest restaurant in this part of Spain (located in the new port Muelle Uno): the Michelin restaurant Jose Carlos Garcia.
  • If you'd rather go to the cozy coastal resort of Nerja to the east, don't miss Oliva, the city's top restaurant, which is also next door to our office on the main street, Calle Pintada.

Things to do and see

There are several beautiful hiking trails and cycling trails here.
To the north is the trail from Benamacorra/El Borge and to the south the trail from Rincón de la Victoria.

Art

Art has always been appreciated in these mountain areas, and even today there are many artists who find their inspiration by settling in the beautiful and peaceful surroundings.

Sala de Exposiciones Moclinejo is a small but very good gallery found in the village. They have exhibitions in everything from photography to the creations of local artists. Just a year ago they had a fantastic art exhibition with originals from Picasso, Chagall, Salvador Dali and Miro!

For those who like art and culture. The area's provincial capital, Malaga, is now one of Europe's leading cities in culture, and Seville is the world's most exciting destination to visit in 2018, according to Lonely Planet. The city is a 2-hour drive away. Most historic destinations are 1-2 hours away by bus, such as Granada , Ronda, Córdoba , etc.

It is also under 2 hours drive to Sierra Nevada which has over 20 lifts (ski season between April and November). There are few places in the world where you have such a short distance between skiing and swimming on the same day (Malaga has one of the best climates in Europe with nearly 3000 hours of sunshine a year).

The new high-speed train also takes you to Madrid , from Malaga, in 2 hours and 20 minutes!

Golf

10 minutes by car to the nearest golf course, Anoreta. There are also paddle tennis courts.

Riding

The large riding club La Paca is located just outside the neighboring village of Benagalbon.

Other, schools etc.

There is an international school (where our broker's son also goes), Nova School, in the immediate area.

There are seven hospitals in Malaga, as well as several medical clinics in Axarquía, including in Rincon.

TRANSPORT

  • Taxi/car to Malaga city (from the port): 23 minutes. €21-26.
  • From Malaga airport: 32 minutes. €30-40.
  • Taxi from Moclinejo to the beach/Rincon costs €10-13, (13 minutes, 11.7 km)
  • Taxi to Nerja from Moclinejo: €35-45, 33 minutes. Buses from Malaga 4 times a day from Malaga, 3 times a day from Moclinejo. Three times a day on the weekend. We recommend that those who do not want to rent a car during their stay in Moclinejo buy or rent an electric bicycle. These are available for purchase in Rincón.
