In the urbanization Azahara 1 (Nueva Andalucia) which is located in a prime location frontline Aloha golf, with walking distance to shops, restaurants and bars we currently have 2 affordable apartments for sale. These currently have one bedroom but both apartments have the potential to be converted into 2 bedrooms and thus increase the value significantly. The holiday rental potential is high in the urbanisation due to its attractive location to both golf, beach and Puerto Banus. Apartments here are rented out in the summer for around €180 per night and you can get a good occupancy rate even during low season, partly due to the proximity to 6 famous golf courses. However, the majority of tenants are not interested in golf, so that is not the aspect that attracts the most. However, it is very good to have several alternatives to golf during the winter months in order to maximize occupancy rate (it is during the winter that golf travelers are most active).

The Nueva Andalucia area has experienced incredible development in recent years and is particularly attractive to Scandinavians (so much so that there are now 2 Scandinavian stores here), largely thanks to the beautiful nature, large and many public green areas and hiking trails, while being close to all amenities such as Marbella town and Puerto Banus offers. It is about 3 kilometers to the beach Playa de Nueva Andalucia which is also called “Puerto Banusbeach” with its famous marina with luxury yachts and sports cars lining the streets). Nueva Andalucia is quickly overtaking old “Swedish strongholds” such as Fuengirola and Mijas in terms of both the number of visitors and interest from investors.

Björn Frantzén, the six-Michelin-starred chef, established himself in Spain in 2025 with Brasserie Astoria in Nueva Andalucía, Marbella. The restaurant follows the same modern brasserie concept as in Stockholm, with a menu that combines Nordic and Mediterranean influences.

With a renovation budget of around €40,000, you can convert 1-bedroom apartments into 2-bedroom apartments with an open floor plan , thereby increasing the resale value to around €300,000.

There are also larger houses for sale in Nueva Andalucia in need of renovation (which will increase significantly in value after renovation) for around €500,000 and up. For example, we currently have a house of 300 sqm (land of over 400 sqm ) in a very good location in Nueva Andalucia for €519,000. recently renovated villas in the area are around €800,000 and up. Apartments in need of renovation for sale in Nueva Andalucia

As for the apartments we have for sale right now, one is located on the ground floor with a terrace that can also be built into to get a larger square meter area and still have patio . The other apartment is located on the upper floor where you can easily open up to the roof and thus get a private roof terrace without additional planning permission.

Both have full open views of the Aloha golf course and the spectacular La Concha mountain peak, with morning and afternoon sun facing east.

The urbanization fee is approx. €150 per month. Both have A/C, access to communal pool , close to golf, etc.

Two other apartments in this cozy traditional the urbanisation were bought up in need of renovation . When they were finished-renovated they were then sold immediately. It's cheap and easy to renovate in Spain

Our cooperation agreement with the Spanish construction company that has carried out and is currently carrying out the other two total renovations in the urbanisation makes it easy to undertake a project like this.
