Nowhere else on the Solkusten do you get as much house and location for the money as for a large house in the luxury class in Nerja. The two projects with houses that stand out above all in the market for newly produced luxury villas in Nerja are the following projects:

Newly produced alternatives to Nerja

The main alternatives for those who are looking for new products in Nerja but cannot find the right product/price are above all Rincon in Malaga.

In 2024, several apartments will be completed in Rincon, 15 minutes from Malaga. Modern architecture, aimed at international buyers located on the best plot in the area (close to the sea, view, with several restaurants along the promenade). We will invest heavily in Rincon in the future as it feels like it is the next "hot spot" on the coast due to the proximity to Malaga, the long stands, and lower prices than e.g. Marbella, as well as more plots to choose from compared to Nerja.

Málaga:

Another option for those of you who cannot find what you are looking for in Nerja is the Octavia project, on the first line of Malaga City. 44 state-of-the-art apartments with the highest energy certificate, and top international firms are responsible for the design of the tasteful exterior and interior. The market for new development in Nerja is characterized by mainly 3 aspects. In the few zones with building permits that remain, and in light of the high demand, they mainly build:

  1. Luxury houses in the upper price segment. Plot owners who sit on plots in good locations know that there are buyers for these and they therefore choose to build modern, larger villas. This trend has only intensified in the wake of higher construction prices
  2. As the demand is still high, some also choose to build homes in areas where under normal circumstances they would not have built (such as by the sewage treatment plant, or near main road without sea view, etc.).
  3. The exceptions that prove the rule. There will be good alternatives later on, but these probably won't go on sale until 2024 at the earliest, as it is difficult to start a completely new project at the moment. Most of it has been put on hold, not because of a lack of demand but because the banks have imposed restrictions and it is difficult to make a calculation for a project with rapidly rising inflation and interest.

For those looking for a new house or apartment in the city, it can therefore be difficult to get a clear overview. Therefore, we decided to write this article which will be continuously updated as conditions change.

In progress in Nerja - newly produced

Central apartments in Nerja in the "lower" price range. To be released before the summer.

A new project with a new golf course, luxury hotel and housing is planned in Maro, by the caves . It seems, however, that the golf course will be prioritized and it will take a long time before both sales and construction of the planned homes will start (it is also not 100% clear that these will be completed, and it will probably take many years before this is sorted out and that there are no signs in 2024 that progress has been made).

The main alternatives for those looking for freshly produced in Nerja but cannot find the right product/price are the neighbor Torrox Costa, but above all Rincon in Malaga. Even Limonar, which in many ways resembles Nerja, is very nice, but the prices of the plots are sky high.

Basically nothing was built in Nerja during the crisis years and there are few attractive zones with building permits left to build on. Study Google Maps and you'll see that apart from the area next to Capistrano Village, some single plot in Burriana and Fuente del Baden there are no major plots to build on (the problem with Fuente del Baden has been confusion with the infrastructure, but it's starting to work out now , and in the case of Capistrano and Burriana, the prices of the land have been too high for it to come together. However, some landowners have chosen to go down in price in the wake of the pandemic, which has opened up some new opportunities for attractive projects. The problem right now is high construction prices.

 Torrox Costa newly produced

Isea Calaceite may be marketed by many as being in Nerja, but it is not. It is located in Torrox. However, the area is very well positioned in relation to the marina which is now planned according to the governing bodies of Torrox municipality. Should it happen that they get funding and the marina is gone, the following phases of ISEA will rise significantly!). Prices: around €245,000 for 2 bedrooms and terrace with sea view. Read more about Isea Calaceite phase 2 between Torrox and Nerja. Phase 1 was completed in late spring 2021. It is basically sold out, but phase 2 is on sale.

Marinsa Beach - cheapest prices on the coast

Marinsa Beach (40% sold before the crisis, however, the situation is unclear what will happen with the construction after Corona) is a seaside project with 72 apartments in El Morche, Torrox Costa. 2 bedrooms, 2 bathrooms and large terrace from under €200,000. Read more here.

Ongoing in the Torrox area

Before the 2008 crisis, when it was announced that the marina could be built in the Torrox area (Penoncillo, between Nerja and Torrox), interest increased enormously and investors etc. started planning different types of construction. Then came the crisis and basically put an end to all plans. A few years ago, however, the municipality approved plans to once again build the long-awaited marina. This has once again sparked interest in the region and there would simply be lots of houses and apartments built between Nerja and Torrox, Penoncillo, going forward. However, the Corona crisis came in between and several projects are now at risk of not being completed. Several (see above) are still being built as planned.

A larger project is also planned (however along the motorway and it is not yet clear how the current crisis has affected this construction) from Nerja out towards Torrox. Puerto Narixa (write to us for viewing). Will be released in several phases.

It is also planned to build several phases in the aforementioned ISEA Calaceite.

Costa Tropical newly produced

Costa Tropical had several projects planned before the big crisis in 2008. Since then, most things have been put on hold and nothing major was in the works before the Corona crisis. It is currently unclear how things will turn out in this region. The province of Granada never quite gets it going with its development. Admittedly, there are a few projects out there right now, but nothing of great interest (they are located in less good areas, unfortunately). We will return in this article and our newsletters directly when/if any project of particular interest comes to market.


Please note that prices are rising all the time for newly produced products and the Corona crisis seems to have only paused the development temporarily. Land prices stopped falling as soon as there was positive vaccine news and are expected to start increasing again as early as 2021. The Swedish magazine reported in the spring of 2019 that "Only a comparison between new development housing development in January 2019 and December 2018 shows that the price increase is six percent. This applies in particular to the city of Málaga and Marbella [however, the latter city has grown significantly for several years and is 50% more expensive per square meter than Malaga]”. According to a study carried out by AEV, the Spanish valuation institute, in the summer of 2019, strong price increases are expected for housing prices in Spain from 2020. There are a number of different factors that point towards this, such as, for example, that more and more tenants want to own their own home. The last 2 years have seen relatively large price increases, but 2019 is expected to see a relatively modest increase in prices. To summarize If you are looking for large apartments with sea view terraces in Nerja for around €200,000-300,000 then unfortunately this product is no longer available and will not be available (with a few exceptions that confirm the rule, such as Colina Alta ). The prices of plots are simply too high, and they are too few. However, there will be a lot of construction around Torrox Costa (especially Penoncillo) in the next few years. However, these areas are too remote for most Swedes who like the pulse of Nerja with restaurants open all year round etc. It is in this vacuum that Limonar and Rincon come into the picture.

New Development Torre del Mar

Another area recommended as an alternative for those looking for a slightly cheaper (compared to e.g. Nerja, Marbella or Malaga city) accommodation in the sun is Torre del Mar , which is growing in popularity. The prices are about the same as at Costa Tropical but it is closer to the airport in Malaga. Most agree that Torre del Mar does not have the beauty or idyllic atmosphere of Nerja, but the prices are lower.
