Not so long ago, plots in popular parts of southern Spain were very expensive. However, prices, like housing prices, fell significantly during the crisis years. By 2012, prices for plots in good urban locations in Spain had already fallen by 50% since 2007. The collapse in land prices was much more acute than for housing, as demand for plots was more or less non-existent for a period. Especially for rural ones. In recent years, however, land prices have skyrocketed. In 2020 and beyond, solutions such as housing cooperative (which remove the promoter's sky-high margins from the equation) will be the ones to be able to present saleable properties at all. The first sign that Spain, according to one of the managers at the major bank La Caixa our head realtor spoke to a year ago, was that its "locomotive" Costa del Sol was slowly but surely starting to move as investors started buying up land in the area again.
He couldn't have been more prophetic.
There is now a full rush on the housing market in Spain in general (in the areas that are attractive to international home buyers), and on Costa del Sol in particular. The problem is that there are not many attractive plots left to build on in most cities. But a little on the outskirts of the cities, along the coast, there are still a lot of interesting plots left to buy. This also includes parts of the most, for investors, attractive town Nerja (We have received some really good plots lately, which we will soon start presenting with price examples of architect-designed houses. Our lawyer has been scanning the entire coastline between Nerja and Marbellafor a long time (he started several years ago when he saw the first signs that things were going to turn around). He has also combed La Herradura and the surrounding area (which could very well become an area of the future when Nerja becomes too expensive for most people) on Costa Tropical.. There are still a lot of good plots available, which had been planned to be bought up and built on just before the crisis hit. It is only now, in 2015, that planning for new developments on Costa del Sol has really started again. [Update June 2017]. Sales are skyrocketing and attractive plots are hard currency on the market. For example, there are no larger plots left at all in Nerja, and on the west side you have to look further inland to find plots to build on. However, there are still smaller plots left. From €60,000.

Bank-repossessed land
One of the major banks we work with currently has over 300 bank-repossessed plots for sale in Malagaprovince alone (from €48,000), around 20 in Granadaprovince (from €15,500), hundreds in Alicante (from €6,000). There is cheap land for sale in all Spanish provinces (even in central areas of cities such as Madrid, Barcelona and Seville) including the Canary Islands and Mallorca. These include plots and land along the coasts, in rural locations, in cities, commercial zones, “skeleton projects” and industrial land, etc. The opportunities for a good investment in Spain have never been greater.
Some words of warning: You should be aware that many, especially plots in the countryside, areas are heavily regulated and it is a minefield to find a good piece of land that has licenses etc. in order. DO NOT BUY ANYTHING without a lawyer (especially not if you are buying privately), and lean towards the eternal truth “if it is too good to be true, it is not true”. Many people believe that you can easily buy up a ruin with large properties and then build new/renovate a little however you want. It does not work that way.
