If the tones in Sweden are abysmal, they are all the brighter in Spain. Here, the future is viewed positively with several tax cuts, deregulation and investments in eco-tourism, etc. Inflation has also increased significantly less than in, for example, Sweden (once the krona rises, the gap in the price index between Sweden and Spain will be larger than in a very long time ). This is connected, among other things, to the fact that electricity (the December bill, for example, was not sensational at all) is cheaper here as you import gas from North Africa, and the shipping of food is, of course, very short as most of it is grown domestically.
Strong tourism and housing market last year
Recovery for tourism in Spain in 2022 was remarkable despite all the worries in the global economy. This makes assessors increasingly convinced that Spain is the right country to invest in.
On an annual basis in 2022, prices rose in the first half of 22 by 7.9% on used and 8.1% on new development (prices temporarily fell in the first two pandemic years, which is a partial explanation for the large increase). Overall, house prices in Spain increased by 8.8% throughout the year. In Q4, the increase was 2.5%, so the increase did not plummet towards the end of the year.
The pandemic/war/inflation has thus not stopped the rising price trend that has been going on since 2014. The price of Spanish housing fell significantly after the crisis in 2008 and then rose slowly, but in 2023 prices were still 18.7% down compared to the record level in 2007. Since the financial crisis, a lot of positive things have also happened in the form of regulations, development of infrastructure, investment in eco-tourism and hiking trails, etc.
The Spanish housing market will have a strong 20s
The construction agency APCSepaña believes that it is mainly the desire for new development that pushes up prices, and of all the homes that were completed in 2023, 80% were already reserved in advance! Generally speaking, assessors expect that the prices of housing in Spain will increase by a few percent during 2024, and then rise quickly and steeply. If energy prices continue to fall more than expected in line with international inflation, the increase will however be significantly higher than . Never before has the international interest in Spain from investors been greater. Last year, 140 different nationalities invested in the country. Despite the strong recovery since the bottom in 2014, Spain is at the bottom of the list on EMF's "House Price Index", where Sweden was at the top in terms of prices as recently as 2022. It seems the stage is set for a strong Spanish decade, from 2024/2025 onwards.

We have long had an agreement with the large bank Caixa, which means that we are the only Scandinavian brokers to have received the International Brokers License. This means, among other things, that we receive information about objects that are on their way to the market before all other Scandinavian brokers. When the best items went out, it was downright hysterical how quickly they sold. Then, for a long period, it has been quite scarce with good bank objects. However, it doesn't look like there will be any more of interest during the first year of the 2020s, despite everything that has happened. Simply put, no one wants to deal with unsaleable items. What is being talked about in the Spanish housing market as the "next big thing" is instead housing cooperative as these push prices up to 35% on new development (and are much safer for both banks and buyers). About investing in a property in Spain
We have specialized in finding good investment properties (which increase in value in the long term and which provide income directly in the form of rentals) and can therefore offer homes that have a documented history of rentals . Many people make a mistake when they buy a house or apartment in Spain for investment purposes without taking into account the area it is in. It can be really difficult to rent out in some areas and the property appreciates slowly, if at all, in value aim if it feels bad.

About bank objects and financing
It is true that the prices of Spanish housing have not returned to the levels they were at before the crisis, but for those of you who are looking for the cheapest option possible, we can announce that we are working with a nationwide bank that has bank objects with prices down and even below half a million. However, don't believe the Swedish newspapers that paint a picture of ALL homes in Spain being sold for a pittance in the wake of the crisis. The very best investments are of course not sold for 50,000 euros as they often bring in 10-20,000 euros a year just in rental income. Bank properties are usually (but not always) more suitable for those who want to move to Spain more or less permanently and are looking for the cheapest option possible. Once a real clip appears, it's important to have down payment etc. ready so you can strike quickly. But as I said. From 2023 onwards, there are very few bank repossessed homes to choose from despite the great crisis. It speaks volumes.
Another more interesting option for you looking for a home in the budget class is a renovation project in one of the smaller villages along the coast.
In conclusion, we can add that it is not just the homes themselves that are interesting to you as a buyer. As everyone in the real estate industry knows, the "location" of the home almost always the most important thing for the customer.
