The area of ​​Rincon, wedged between Malaga and Nerja, has long been attractive to those who want to live on the coast close to Malaga's offerings, but who still do not want to live in the middle of the hustle and bustle of the big city. In recent years, interest in Rincon among international buyers has also increased rapidly.

For several years, we have been trying to decide which area we should invest more in during the 20s in addition to Nerja, which was the most sought-after location after the financial crisis in 2008. In our opinion, Rincon and Torrox are two given choices.

Economista compiled a list of the top 10 new development projects in Spain, and Idilia Views (which is now sold out and completed, but the subsequent phases have a similar location and the same design, building materials, etc.) was on this list. We were also early on and recommended this project and it also sold very well, it turned out later, despite the pandemic!

Idilia Mare, phase 2, was launched at the end of 21. We were first out with this too with this project in our newsletter and our clients could book from the last Friday of October.

It is more than legitimately messy with different phases right now. Some are basically finished, others under construction and others in the sales phase. If you are looking for a cheaper, newly produced accommodation, this is recommended in the center of Malaga.

Otherwise, we especially recommend these turnkey apartments in an elevated location near the sea in Ladera del Mar Nerja. For those looking for a larger villa in the Rincon area, this house with 6 bedrooms and sea view is recommended.

Rincon is an area of ​​the future on the Costa del Sol

The popular neighbor to the east, the aforementioned Nerja, has few plots left to build on. The Torrox area, despite the attractive prices and nice surroundings near the sea, is at the same time too off side for most people, with too few experience opportunities. Almunecar and La Herradura in the Costa Tropical also feel a little too desolate and are generally too problematic. The area doesn't get its problems sorted out and development stops completely after every crisis, even if the plans are always grandiose, nothing comes of it. The neighboring area to the west, the Malaga suburb of Pedregalejo, is too expensive and unfortunately no new development is being built, which is the segment that applies to buyers in the future as the housing stock is starting to become too worn along the entire coast. Admittedly, there is some construction in the neighboring area of ​​Limonar, but even there the land prices are unfortunately too high for the prices to be attractive.

Further west is Marbella, where it is also too expensive per m2 - but there is mainly a lack of plots near the sea with a view. Many of the classic resorts between Marbella and Malaga also feel a little too focused on mass tourism experiences that are not right in time for post-Corona tourism.

Our main broker Anders Larsson has long lived in Rincón de la Victoria with his family and enjoys it very much. The family appreciates the wide long beach where you can find donut places to yourself, the proximity to Malaga and Nerja, all the restaurants along the promenade below Rincon, lots of activities such as horse riding and golf and sports club with padel on the playa, international hospital and a reputable international school etc. We simply did not see the forest for all the palm trees (in our defense; however, until now there has been a lack of interesting projects with new construction). Rincon is the answer to the question "which coastal resort will be the new Nerja?"

Several homes will be built in the future, but as usual, the best plots are sold first (future phases end up further back towards the mountains). Considering that we are just coming out of one of the worst crises in decades, it also keeps down the prices of the phases that are now being sold. In 2012 we told our clients that it was buying time as far as used homes were concerned (as prices had obviously bottomed out at the time, but sales still didn't start until a few years later to most Swedes) and now we say the same about new development . You won't find a better time than now to buy new. Waiting now is just waiting for higher prices and worse conditions.

About renting in Rincon

Rincon has approximately 40,000 inhabitants and is a prosperous suburb of Malaga. Renting out your home in the Rincon area is already lucrative. Although we believe that occupancy and prices will increase even faster in the next few years, yields increased by 5% last year. According to Fotocasa, Rincón de la Victoria is one of the three municipalities on the Costa del Sol where yields have risen the most. The reason for this rise last year, despite the bizarre situation, was sharply rising rental prices (there are many doctors/entrepreneurs/lawyers etc. who prefer to live around here). It is also the case that demand for new development is also strong in the rental market for tourists, so expect the yield in that segment to rise faster than rental prices for used homes in the near future.

Even before the crisis, Axarquía started investing in sustainability, nature experiences, hiking, clean beaches, yoga and food. The western side, in contrast, invested in the mass tourism concept with new and/or renovated amusement parks and shopping. There is now no doubt that Axarquía made the right choice and is in the winning hole according to investors. In addition, the planned marina in Axarquía will further strengthen its positioning towards a more affluent, mature and middle-aged audience.

Guide Rincon attractions, restaurants, etc

The beaches

If you cycle down the road to the beach in Rincón, you can continue cycling along the flat beach all the way to the new, mighty port of Malaga city. If you walk from the beach in Rincón to Malaga, it takes about 3.5 hours. The route is approximately 11 kilometers long. About halfway you will find the Caves of La Araña where Neanderthals lived more than 20,000 years ago!

The beach in Rincon is about 7 kilometers long , and has, among other things:

  • Beach and sports club with, among other things, Padel.
  • Adaptation for disabled people.
  • About 80 restaurants along the promenade alone.
  • Lifeguards, toilet and showers and rental of sunbeds etc.
  • The beach is very family friendly and there is activity on this beach even in low season. There are also fitness tracks, playgrounds for the children, table tennis, water playgrounds with water slides, climbing walls, and much more.
  • On the beach and in the surrounding area there are also plenty of restaurants, cafes, shops and service facilities.
  • You can rent surfboards, canoes, snorkel diving, and day trips by boat at, among others, the Todos Santos Surf Shop.
  • The beach is rarely completely packed (which was a blessing when the Corona crisis was at its worst) as it is so long.
    The further east you walk along the beach the less tourists you find, and eventually this beach merges with Playa de Benagalbón.

More about Rincon

It is no wonder that Rincon is believed to be a new "hot spot" for international buyers. The area has its fantastic, long and wide beach where you can be more at peace, top-class restaurants, varied range of experiences to choose from and the best strategic location on the Costa del Sol (in the area, Axarquía, which has the most hours of sunshine on the mainland in Europe - often over 20 degrees in winter) with proximity to the airport as well as popular Nerja etc. This is a perfect starting point for those who want to experience the nature and hiking trails of the east side as well as the amusement parks of the west side.

The spectacular promenade, Senda Litoral, the 200 km coastal promenade linking the entire Costa del Sol, will also link La Cala del Moral in Rincon with the El Palo promenade in Malaga. It has been possible to cycle/walk along this stretch for a long time, but further widening (and that the final stretch should not go through a tunnel but by the sea) and beautification must therefore take place. In a long line of pearls to visit on the Costa del Sol, Senda Litoral will be the crown jewel that finally cements the Malaga area's new epithet in the wake of all the big investments: "Gateway to the Mediterranean".

The new theme park with a dinosaur theme is expected to be a popular destination. The 68,000 m2 Rincón de la Victoria Dinosaur Zip Line Theme Park will consist of 35 dinosaurs, zip-lines and hiking trails that recreate the Jurassic period in southern Europe. There will also be a scientific exhibition where children can experience what it is like to be a paleontologist. The theme park will have different happenings every year around seasons such as Christmas, Easter and Halloween.

Also, don't miss visiting the famous caves in Rincon, Cueva del Tesoro .

There is a larger shopping center in Rincon (with about 10 movie theaters and rental of electric bicycles, etc.) and lots of small and large shops.

There is something here for all ages and interests. For example Buggy-safari tours around the mountains, dance schools and horse riding. The large riding club La Paca is located just outside the neighboring village of Benagalbon.

Food and wine

Over 3,000 hectares of vineyards grow in Axarquía. The earliest vineyards can be traced back 3000 years, to the Phoenicians. The landscape is lined with beds, so-called Paseros, where the grapes are dried. In the interstices of these raisin beds grow avocados, almond trees and various types of citrus fruit that are typical of this fertile part of Andalusia.

Moclinejo, the village located just above Rincon, and the surrounding area is a gold mine for those who appreciate the good things in life in the form of food and wine. Along the mountain walls climb the vineyards and the wine produced here is the most famous wine in this part of Spain. Here is also the Bodega A. Munoz Cabrera, which was founded in 1927. Here you can try the local wines in combination with good food. The wine they make is called Zumbra Málaga, made from Andalusian moscatel grapes. Here there are several opportunities for wine tastings and the opportunity to see how wine is made. There are some lovely restaurants in Moclinejo.

Don't miss Fiesta Viñeros. Then they pay tribute to the Moscatel grape (Muscat grape in Swedish), which is also called "Axarquia's jewel", the harvest of the year and all the farmers who have grown wine in these regions for hundreds of years. For those who like wine tastings and locally produced food in a genuinely Spanish environment, the villages in the area are pure paradise. There, just above the more cosmopolitan Rincon, people live in many ways as they have always done. Traditional Andalusian.

Restaurants

Rincon is known for its rich food culture and it feels natural that the annual international tapas festival is organized here.

There is an abundance of restaurants and chiringuitos, many with live music, in Rincón, the coastal town that is the capital of the area. Here you can find everything from Andalusian tapas restaurants, to international food (for example good hamburger joints like La Granja), options for vegans, etc. Several evening markets are also arranged here during the summer.

A few kilometers away, in the village of Benagalbon, is the famous Alzain restaurant.

A visit to Venta La Loma, with its traditional dishes, in nearby Iznate is also highly recommended.

Tastier and cheaper tapas than at Bar Poco in El Borge are hard to find on the Solkusten. A tapas with the drink costs only 50 cents!

As far as the restaurant selection in cosmopolitan Malaga is concerned, it is top European class. In Malaga you will find, among other things, the trendiest restaurant in this part of Spain (located in the new port Muelle Uno): the Michelin restaurant Jose Carlos Garcia.

If you'd rather go to the cozy coastal resort of Nerja to the east, don't miss Oliva, the city's top restaurant in our opinion, which also has brand new premises in the center with an opening in 2021.

Art

Art has always been appreciated in the mountain areas around Rincon, and even today many artists find their inspiration by settling in the beautiful and peaceful surroundings.

Sala de Exposiciones Moclinejo is a small but very good gallery found in the village of Moclinejo. They have exhibitions in everything from photography to the creations of local artists. Just a few years ago, they had a fantastic art exhibition with originals from Picasso, Chagall, Salvador Dali and Miro!

For those who like art and culture. The area's provincial capital Malaga is now one of Europe's leading cities in culture, and Seville was, just before the crisis, the world's most exciting destination to visit according to Lonely Planet. The city is a 2-hour drive away. Most historic destinations are 1-2 hours away by bus, such as Granada , Ronda, Córdoba , etc.

It is also under 2 hours drive to Sierra Nevada which has over 20 lifts (ski season between November and April). There are few places in the world where you have such a short distance between skiing and swimming on the same day (Malaga has one of the best climates in Europe with nearly 3000 hours of sunshine a year).

The new high-speed train also takes you to Madrid , from Malaga, in 2 hours and 20 minutes!

Golf and Padel

There are several golf courses nearby . The nearest golf course, Anoreta, designed by Jose María Cañizares, is considered one of the best in Spain. Anoreta is also now investing heavily in a new concept with a spectacular clubhouse/sports resort with a gastronomic focus. In Rincon there are also paddle tennis courts. There is also a sports-beach club a few minutes' walk away with, among other things, padel.

Other, schools etc.

There is an international school (where our broker's son also goes), Nova School, in the immediate area. There is also a new international hospital in the immediate area which is of a high standard.

TRANSPORT

  • Taxi/car to Malaga city (to the port/old town): 15 minutes. €21-26.
  • From Malaga airport: 20 minutes. €30-40.
  • Cycling via a Paseo Marítimo Virgen del Carmen (17.4 km) takes about under an hour to Malaga centro.
  • Taxi to Nerja from Rincon: €35-45, approx. 20 minutes.
  • Buses to and from Malaga/nerja and other destinations run several times a day. About 7 minutes walk from the View to the bus stop.

This is a very interesting project with 24 apartments in the "Marbella" block" aimed at international buyers. 400 meters from the beach. We sent ongoing information via direct mail to active clients before release and posted information in our newsletter before publishing this (we always post projects in the newsletter 1-4 weeks before public release whenever possible). We released it to our clients in early March, but please note that it was also released for international release shortly after Easter 2021 . Please note that there were price increases on a couple of occasions during construction, the most recent when there were 5 apartments left. However, no price increase affected those who had already reserved an apartment before the price increase.

These are large apartments divided into two buildings, one frontal to the sea, one to Malaga, both in (one more westerly) south facing position . 2-3 bedrooms. 96 m2 for those with 3 bedrooms, 78-80 m2 for those with 2. Garage below. The elevated location right above the beach is as good as it gets. It is also the neatest facade design we have seen since the start in 2008! Very open, modern and fresh design. Had apartments with this view for the same beachfront product been in Marbella, the prices would have been around a million euros, i.e. 4-5 times more expensive according to the builder, who also builds in Marbella, but this type of location is lacking there. We therefore believe that the prices of these apartments will rise significantly in value in the coming years.

View thus consists of two buildings as shown in the pictures below. One building is south-facing facing the sea (sun all day) and the other is south-west facing Malaga (it has sun from about 2 in the day until sunset, while the penthouses have sun all day also in this building of course). All apartments, in both buildings, have a view to the sea and no residences are located in front of them. Nor can any be built in front in the future.
