It is also worth mentioning that land prices were negotiated during an intense wave during the corona crisis. The land has recently been appraised (January 2023) and it is valued significantly higher than what it was purchased for. In combination with the fact that this project is a so-called housing cooperative , which further pressures the price, this means that the final prices are the best on the market right now (the fact that it is a tightly regulated housing cooperative also means that we are not allowed to raise the prices in any way , based on demand). This type of house with a location close to the sea and large roof terraces will cost significantly more when the construction market gets going again after the crisis. The prices of building materials have started to ease, but it will still be a long time before we see new projects of this type at this price. We are involved in several projects that will be launched in 2024. The pricing on these is much higher and must be to make the calculations work out.

Important information. The marina in the immediate area will get closer and closer to getting rid of. This will increase the value of homes in the local area significantly! This area is the perfect distance from the new marina. Comfortable walking distance (no more than 10 minutes) but still not in the middle of the "bustle".

About future projects with new development in Nerja:

As for off-plan projects, we are working on being able to present more of them in 2024 (however, the prices will be higher than this), but all new projects are delayed in Spain in the wake of the pandemic and inflation; among other things, there are delivery problems, material shortages, delayed applications for licenses, etc.

When we launched housing cooperative Terrazas and Balcon at Ladera del Mar several years ago, we emphasized how cheap these were at release in relation to quality and location, and that they would rise significantly in price upon completion, but also that future projects would be more expensive and that its location and quality would not be on par with the higher prices. Time proved us right. Now we have the same message again. We will get sales rights on projects with both apartments and houses in Nerja that are in the planning stage and will be launched later, and we can already see where the prices will go. We therefore clearly recommend, if you have decided to buy, that you buy now and not in a few years. You will get less house and location for the money the further into the 20s we get. It is not only the increased demand (combined with a lack of good, affordable land) that underlines this, but also the general inflation situation in Europe.
