Capistrano 21 are new apartments in central Nerja! - Spanish Real Estate

The Capistrano 21 area is located in the center of Nerja , just outside the city center, in a quiet area behind the football stadium. It is at the same height as Capistrano Village but closer to town. It is easy to get to the center as there are no direct slopes. About 1 km. to the main street Calle Pintada (where you will also find some of the city's best restaurants, and our office at number 9) and just over 1 km. to the nearest beach, Burriana.

The apartments at Capistrano 21 are turnkey in spring 2021, but there are still some remaining in early 2022.

Directly nearby are 2 gyms (the larger sports center and Time sport), tennis courts, bathhouse, grocery stores, bakery, "Farmers Market", fish store, restaurants, etc. It is also relatively close to the starting point of the famous Rio Chillar hiking trail.

The community fee is not exactly determined until it is fully built, but a normal community fee in Nerja is around €1500 per year. The property tax in Spain is based on the tax value. On average, the tax on an apartment is approx. 100 m2 at approximately €500 per year.

Note! This is most likely the last major project in central Nerja with these prices ( a smaller project, Colina Alta, was released in 2021, however. All with sea views). It is somewhat surprising to everyone in the area that the Spanish construction company managed to get hold of a plot of land in central Nerja with space for a relatively large project with apartments. This is simply the exception that confirms the rule that there are no large plots with planning permission left in Nerja and that those that exist are earmarked for luxury projects. If you want a central and new project under €300,000 in Nerja, this is the project for you (if you prefer something closer to the beach and/or with a sea view, however, the used market applies ) . Rental potential

We are more than happy to include apartments in this project in our rental portfolio . The demand for newly produced is strong in central Nerja, but the supply is very limited. Most of it was built in the 70s and 90s and is starting to wear out. New apartments thus have a big advantage in this strong rental market.

Detailed payment plan:

Reservation fee (it is reserved for 24 hours so buyers have time to transfer the amount) of €6,000. This sum is then deducted from the first payment of 20% which takes place when the purchase agreement is signed. Another 20% is paid during construction. The remaining amount, 60%, is paid upon entry.
