Have you always dreamed of buying an apartment in Spain? Many people find it too much work to maintain a house and it is a convenient solution to get an apartment instead. Buying an apartment in southern Spain can also be a very good investment. Many people buy an apartment and rent it out for several years, and by the time they are ready to move in, it has more or less paid for itself.

Thanks to the strong Spanish property rights, there are also rarely any problems with being able to sublet or renovate your apartment.
The most affordable off-plan apartments on Costa Del Sol this year. Beachfront apartments in Torrox.

It is clear that the housing market in southern Spain will continue to be very attractive to Europeans and that the value of an apartment on the coast will not change significantly in the long term. Spain maintains its unique position as the most attractive country to move to.
Prices have started to increase significantly from 2016 and Spanish authorities predict that prices will increase increasingly rapidly during the 2020s . In order to present saleable projects, solutions such as housing cooperative are now being looked at.
It is also possible, especially with the expansion of high-speed trains, to get to Spain within reasonable time frames without the need for flights, which will suffer enormously from future fuel prices. This makes Spain a future-proof choice for Europeans looking to invest in an apartment within Europe.
What is the best investment?
According to statistics, the very best investment in the long term is a less centrally located apartment with a view of the sea, a few steps away from the beach itself (in some of the more popular resorts, such as Nerja, however, it works well with a home a few km from the beach as well). Probably the most popular area for foreigners is Costa del Sol in Andalusia and will continue to be so. Eastern Costa del Sol, and above all Nerja is the most popular for investors. In fact, 9 out of 10 investors who contact us are looking in Nerja, due to the high occupancy rate (on average over 40 weeks per year, according to statistics from our subsidiary).
Also CBlanca cheese is very popular (especially Torrevieja), where housing prices are slightly cheaper compared to Costa Del Sol . But an apartment in the Costa Blanca rarely provides as much rental income and most likely does not increase in value as much over time. Occupancy Rate of a close to the beach apartment in Torrevieja is an average of 22 weeks a year. Inland, and in other places along the Costa Blanca (this also applies to large parts of Costa del Sol), it is difficult to get any occupancy rate at all outside the high season.
Good infrastructure, environmentally friendly tourism and cheap electricity
Many factors speak in favor of Spain as a country to invest in.
Rain, wind and a large share of renewable energy have led to record low electricity prices in Spain in 2024. On Sunday, March 10, the sixth lowest average the price ever was recorded, with a full 19 hours of the day without any variable costs at all.
On average, electricity cost 0.54 euros per megawatt hour in Spain on March 10. Compare that to 53.7 euros in Germany, 62 euros in the UK and a whopping 77 euros per megawatt hour in Italy. In Spain, it is the sixth cheapest the price ever recorded and the lowest since March 2013, according to the financial newspaper Cinco Días.
Two factors are behind the record low electricity prices. 1. The storm in March, with intense rain and strong winds that increased the production of hydropower and wind power. 2. Spain's investment in renewable energy sources has paid off. Wind power, hydropower and solar energy covered more than half of Spain's energy needs last year for the first time, and the share has been even greater in the beginning of 2024.
This is good news for Spanish households and businesses, who are struggling with rising inflation and the cost of living. The low electricity prices could also help strengthen Spain's economy and make the country more attractive for investment.
