Bank Repossession further reduced in price

Loan calculator[Note, the article is from 2014. The market for bank repossession looks completely different in 2017] The major Spanish bank Banco Sabadell ran a very interesting campaign during the summer, which was a great success. It involved housing all over Spain where prices were reduced by up to a further 25% on already really depressed prices. Now they are running another campaign with discounts on housing all over Spain. If you borrow through the bank, you also get an extra discount (note that the prices are basically reduced even if you do not borrow anything or through another bank). See the picture of the calculator on the right.

However, the homes that are further reduced in price are not, as previously, marked with "special offer" or similar, but it is clear when you go to the respective home's website when a calculator appears where the price is shown for cash purchases or different % financing. There is also no last date specified for the extra discounted the price .

Important things to know about bank repossession campaign

  • The majority of these bank repossession will sell out quickly. During the summer campaign that started in June and ended in mid-August, most of them sold out within a month.
  • Registration is free and you are not obligated to anything. Please note that bidding may occur on some listing for a certain period.
  • This campaign is simply for those who are specifically interested in buyingFor those of you who are early in the process and have not yet decided exactly what or where to buy, we recommend that you instead write to info@spanskafastigheter.se and ask for an analysis of the market, where it best suits your wishes to buy, and whether new development , bank repossession or second-hand property is the best choice for you.
  • For used bank repossession some form of simple renovation is often needed, such as painting, new appliances, etc. As for the Costa Blanca and Costa del Sol spanskafastigheter.se can recommend affordable construction companies that speak Swedish/English, and are familiar with tax deductions (yes, you can make tax deductions for the purchase of a Spanish home). It is cheap to renovate in Spain.
  • For example, if you buy an apartment for 50,000 Euro, and the neighboring house costs around 80,000 Euro, then no more than 3,000-5,000 Euro is required for renovation. You can therefore save 15,000-25,000 by buying a bank repossession ! Please note, however, that not all bank repossession are in need of renovation , several are even new constructions.
  • We can also help provide tips on rental companies as well as the most effective way to market your home.

Before the crisis, the bank was the 10th largest bank, but it has done everything right and is far ahead of its banking competitors in terms of service and presentation. New housing boom in Spain – New York Times reports on the buying frenzy

There is currently a buying frenzy in Spain. DI wrote a few months ago about how the buying window is closing (with spanskafastigheter.se as one of two reference ) and the New York Times wrote an article at the beginning of June about how the buying frenzy in Spain is currently “totally unreal”. It is mainly the British who have realized the investment opportunity according to the NYT, but we at spanskafastigheter.se can also confirm that Swedish investors have also begun to understand exactly what an incredible opportunity there is in Spain here and now. The number of booked customers is growing every week even though the summer is usually relatively quiet.

We wrote a press release during the summer, which highlighted how prices in Florida rose by 21% last year, thanks to investors starting to buy up empty properties, which they rent out and make a good income even before property value growth . It is this development that is now happening in Spain and the boom that the Spanish housing market is currently experiencing is attributed by the New York Times to Blackstone's purchase of nearly 2,000 properties in capital city Madrid last year for 1.2 billion SEK.

The New York Times describes it as investors from all over the world coming to Spain to “fight for the breadcrumbs” that are left to invest in. It’s not really that bad, though. The supply is certainly dwindling quickly in the most popular resorts like Nerja, Palma and Marbella. However, there are so many plot of land around the country that for those who want to buy a regular holiday home in a few years, the prices will still be good.

But if you want to invest and make the deal of a lifetime, don't wait any longer. The time to invest in a home that is attractive on the rental market is now – not in the coming years.
