Buying rush after bank repossessions on Costa del Sol Spain

Torre del Mar In recent weeks, we have put some bank withdrawals on our website as examples of what is available from the bank we work with. During the weekend that passed, they organized a viewing and it was a real buying rush! 60 apartments were sold in Torre del Mar. Our broker Anders Larsson was there and he felt it was "like in the old days!", i.e. around the year 2000 when the market was red hot.

This time it was mostly Spaniards who bought as they were quicker to act and because they were offered 100 percent financing. However, foreigners can get 60 percent, so if you have the down payment and can act quickly, this is a very good opportunity. There are a few apartments left on the Costa del Sol and we hope to get a few more bank repossessions in the future.

The fact that the Spanish are buying homes again is in any case a very good sign for those who want to have their homes sold on the coast. However, it is not such a good sign for prospective buyers waiting for prices to drop further on the Costa del Sol. They don't. If prices move in any general direction during the year, it is upwards.

According to new statistics from Banco de Espana, sales of homes to foreigners in Spain increased by 23.4 percent last year. This dramatic increase means that it is even back at the same level as in 2006. However, the Spaniards themselves were bad at buying homes last year according to the same statistics. But if things are also turning around now, a general price increase in the housing market is to be expected shortly.

As I said, the prices for objects that have not been repossessed by the bank are also very good and the interest in 2012 has been great and the market has started to move quite a bit (interest started to increase already last winter). We expect that over the next few months, the most affordable properties in Nerja and the surrounding area will continue to sell at a significantly higher rate than in recent years. What effect this has on prices at the end of the year is difficult to answer. It mainly depends on the type of property you are looking for (it is mainly the budget segment that is used first).

We have removed several sold items under "find of the month". We have also purged quite a few sold items from our list of example items on the Solkusten . However, we have chosen to keep some for a while longer as they are representative of the rest of the range.
