After the last crisis, the concept of being able to rent the property and then deduct the cost from the price in the event of a possible purchase later was something that was only offered for a shorter period. This will be the case this time too, so if you are interested, jump on the concept before it disappears (the contract you signed will still apply) again.

The concept works as the buyer signs a 2-year contract and pays a non-refundable deposit (which varies depending on the seller). This amount can vary from 5,000 Euro to 10% of the price . The buyer then pays a rent on the property that the seller of the house establishes. This rent is paid for two years or a shorter period if the speculator feels ready to buy before the period ends. When the property is then transferred to the person who rented it, if the person is still interested, he or she can deduct the amount he or she paid in rent, as well as the deposit, from the total agreed upon the price of the home
Example: The buyer agrees to buy an apartment for 100,000 Euro
Deposit fee: 10,000 Euros
Monthly rent: 600 Euros
After two years: The apartment can be purchased for 100,000 Euro – 10,000 – 24 x 600 Euro=75,600
This way, you can live more or less interest-free for two years! And if you're not happy with your house, or with your surroundings, you can just pull out of the house purchase and use your money on another property.
This concept is perfect for those of you who have money tied up in stocks, funds, et cetera. Or for those of you who also have another property for sale that you are afraid will take a while to get rid of, or for young people who need a little more time to get their finances in order. Above all, it is a good deal for those of you who want to try out what it is like to live in Spain, but don't really dare to take the big step.
