Important information. The marina in the immediate area will get closer and closer to getting rid of. This will increase the value of homes in the local area significantly!
The apartments were first advertised in our newsletter. We will also during the spring and summer of 2024 publish off-plan townhouses in Nerja, as well as larger luxury villas in Nerja.

More apartment and location for the money simply cannot be had. Balcón and phase 1, Terrazas, were two black swans for the project. Completely unique in many ways.
See also this project in Calaceite which has now released phase 2 (however, it is more remote and does not have the same spectacular sea view). Note that the mentioned marina that the authorities have now promised to implement is perfectly located in relation to both Ladera del Mar and Calaceite. The values of housing will increase significantly as the desire for a marina in this part of Andalusia has been on the back burner for 25 years. It also brings a commercial center, restaurants, shops, etc. Due to Balcon's unique location, however, one does not have to worry about building properties either next to or in front (the land does not allow this).

This type of plot, elevated by the sea without other buildings, or landscape, obscuring, or will be able to obscur, the view, simply does not exist anymore on the Costa del Sol. See our large overview article with different types of new development on the Costa del Sol for comparison.
Please note that all apartments have a sea view. To clarify: the building is elevated on a cliff, and the building itself is also elevated further. The lowest apartments thus have the same unobstructed view (a ground floor apartment in the lowest building has about 2.5 meters down to the ground!) as the top ones. This is the whole idea of the "Balcón del mar", a balcony over the sea (this is even clearer when standing next to the building).
Balcón del Mar consists of 2 buildings that are west facing and thus have afternoon sun and evening sun.
Perfect elevated location by the sea on newly built apartments in Nerja. 22 apartments, all with unobstructed sea views (and the lower building does not obscure the view from the upper one). 2 apartments with 1 bedroom, 11 with 2 bedrooms, 9 with 3 bedrooms.
Please note that no further, larger apartment complexes will be built in Ladera del Mar. There is no land left to build on for this (only a few smaller lots earmarked for luxury villas). The lack of attractive plots is great throughout Nerja. Going forward, it will instead mainly, with a few exceptions, be built in the direction of Torrox, as well as between Malaga and Nerja.

About the Ladera del Mar area, Nerja:
Ladera del Mar, thanks to its beautiful elevated position by the sea, a reasonable distance from the city (5 minutes by car), is very popular, especially among Scandinavians.
There are nice restaurants and bars here. Among other things, the reputable restaurant Avalon is nearby (ranked second of all restaurants in the city on Tripadvisor). There is also a popular Caribbean-inspired bar/restaurant by the beach.
This is truly the perfect location . Not only do the apartments have a perfect height above the sea, so the view is unobstructed (the houses below end up below the line of sight, and nothing can be built in front of the apartments in the future) - in addition, the area is in such a westerly position that "the wind blows in the right direction" a windy day.

Near the sea - beach guide
It takes 10-15 minutes to walk down to the nearest beach. Playazo beach is 1700 meters long, and is family friendly. There are several restaurants and activities on the beach. You can also walk along the beach into Nerja in less than half an hour. It is also planned to link Playazo with Torrecilla beach with a larger promenade (with restaurants, cycle paths etc) and also in the extension a promenade all the way from Balcón de Europa to Ladera.
- Playazo beach is a total of 1700 meters long, and you can walk along the beach from Avalon in the west to the end of the beach (Hotel Perla Marina) in about 20 minutes. Then follows Playa De La Torecilla in central Nerja.
- Playazo beach has received a 100% rating (best of all beaches in Nerja) on beach-inspector-com.
- The beach, which has mainly received its high rating because it is family-friendly, has, among other things, a beach football field, small lovely beach restaurants (chiringutios), playground for the children - and it is also known for its windsurfing and kitesurfing.
- Here there is beach infrastructure in the form of toilets, showers, restaurants, sunbeds, parking spaces, and lifeguards.
Driving distance to:
– Central Nerja: 5 minutes
– Nearest golf course (Baviera): 15 minutes (20 minutes to the golf course in Anoreta, and 20 to Los Moriscos)
– Malaga airport: 40 minutes
- Torrox Costa: 10 minutes
- Bus connections to and from Ladera del Mar to central Nerja
About rental:
Balcón gets a unique advantage in the strong rental market in the city thanks to the perfect view, the high construction standard, the heated salt water pool and the gym. You will have higher occupancy (the average for homes within Nerja's municipal boundaries on our daughter site is 44 weeks plus) than the average for apartments in Balcón del Mar - and you will be able to charge high prices per week. It is entirely up to the owners how they want to do it, whether they would rather fix everything themselves or through a third party (or not rent out at all, of course). Both Terrazas (Phase 1) and Balcón (perhaps especially Balcón as that building also has a gym) are undoubtedly the finest and most modern buildings in Nerja now that they are finished. Owners of an apartment in this building will thus be able to collect rents thereafter. We have looked after hundreds of homes on our subsidiary site since 2012 and have a good grasp of the statistics. An older 2-bedroom apartment in San Juan de Capistrano, for example, which is further from the city than Ladera del Mar fetches around €25,000 a year. But as I said, these are older apartments built in the 70s, which do not have access to a heated saltwater pool, gym, etc. More and more people are looking for new, fresh accommodation in Nerja, but there are none. The potential is thus enormous for those who want to rent out their apartment in this complex. This very thing with a heated saltwater pool also means that you will be able to charge weekly rents even during the winter months (many then offer otherwise discounted winter prices with monthly prices to get full occupancy).
There are several different types of apartments.
Living areas: 36-68 m2, plus large terraces (up to 61.70 m2 terrace areas). Please note that many times you print construction areas when marketing apartments in Spain. The living spaces are thus larger than they are in most of the older buildings in the city.
