Since in recent years we have built several projects under our own auspices, we have created several important contacts all over Spain, mainly Andalusia, with banks, lawyers, architects, developers, etc. It is these contacts that sit on the really good purchases of luxury homes, as many homes in the luxury segment are sold privately – that is, not publicly. We also have teams that can look for and acquire a plot of land (as we scanned plots all over the Solkusten during the Covid crisis, we have a good grasp of both large and small plots that are sold in the near future) and build luxury houses on blueprints, with all that that entails from beginning to end. We also receive plots and projects directly from banks that previously provided bank guarantees for our projects. This also includes larger plots.
Luxury villas and luxury apartments on the Costa del Sol
In the wake of Corona, there has been an increased demand for luxury homes in Spain, and luxury real estate agents consequently broke all records during the second year of the pandemic. 90% of all sales on the Costa del Sol in the segment are to foreigners. In the years following the last crisis, we sold a number of properties in the luxury segment at greatly reduced prices. This time, however, prices are rising rapidly and it is mainly new development that attracts. Inflation/interest rate increases are only expected, like the pandemic, to be a temporary, mild brake. The luxury segment has consistently been the segment least affected by all crises during the early 20s, and sales continue to break records. Demand is particularly high around Malaga and many expect Malaga province to become a new hotspot for investors in the next few years.
The price of luxury homes in Marbella increased by 7.1 percent in 2022. After the real estate boom that followed the pandemic, everything was expected to return to normal in 2022. Then the phenomenon of "digital nomads" appeared. The increased sales as a result of their demand has led to a 7.1 percent increase in the prices of luxury homes. The buyer profile has not changed significantly from the previous year, but the number of buyers from Eastern Europe continues to rise. At the top of the list are customers from Belgium, the Netherlands and Poland. International demand is diversified and the Americans are coming strongly. Among other things, Warren Buffet, in the middle of the pandemic crisis, bought up a brokerage firm in Marbella that specializes in luxury homes. The price per square meter for large luxury homes around Marbella is roughly twice as high as around Malaga. However, prices in the latter area are expected to increase significantly faster due to increased international demand.
These areas are mainly recommended for you who want to get the most housing for your money
We have the luxury houses in and around Marbella (here it is mainly Nueva Andalucia that is recommended), Sotogrande and Benahavís etc. but you will definitely get more luxury houses or apartments in the top class for the money in Malaga and in particular in Nerja on the eastern Costa del Sol. The price per square meter for large homes in attractive locations with sea views is markedly lower, but is expected to rise steeply and quickly once the global finances have stabilized. Build luxury houses in Spain on blueprints
As previously mentioned, based on your wishes regarding size and geographical location, etc., we can look for a plot of land that has the right building licenses for exactly the type of villa you are looking for and get quotes from builders and architects. You will then receive a design for, among other things:
- The cost of the plot and of licenses and fees to the municipality.
- The costs for connecting water, electricity and sanitation as well as broadband etc.
- Fees for architects involved in the project, as well as project managers.
- The cost of the purchase agreement and taxes and other charges.
- Quote on construction cost and estimated construction time.
- We also have experience in building and subsequently selling different types of luxury objects. Our services therefore also include the direct sale of the luxury property if desired.
- We only undertake these types of time-consuming projects if we judge your criteria to be reasonable within the framework of what is available on the market.
We are in the process of negotiating different types of plots at the time of writing. This concerns, among other things, completely unique beach locations on the Costa del Sol, lots that have not been suitable for building on for a long time, but the crisis has activated landowners who, after decades in the woods, have changed their minds and want to sell the land. Summary of the state of the luxury segment 2024 and beyond
Marbella has long been a sought-after destination for the rich and famous, but prices are high. The eastern part of the coast, with cities such as Nerja and Rincon de la Victoria, offers a more affordable option for those looking for a large residence in a prime location, and they have just as much to offer in terms of good restaurants and attractions but with more genuine charm and more untouched nature.
According to a new report from real estate agency Panorama Properties, Marbella is ranked 16th in the world in terms of high property prices. In the luxury segment, sales of luxury homes in Marbella have increased by 119 percent over the past decade.
Prices for luxury apartments in Marbella have increased by an average of 15 percent in the first 9 months of 2023. The price per square meter has reached an all-time high of €4233, which is double what it was ten years ago. Apartments in Marbella's most desirable areas can cost between €6,000 and €25,000 per square meter, while villas vary between €8,000 and €14,000 per square meter. An alternative in Marbella that is recommended is Nueva Andalucía, an area under development where prices are more affordable . Here there is a large selection of luxury homes at relatively low prices. A large villa in Nueva Andalucia can be had for around €2 million, while the equivalent in Marbella goes for €4 million. There are also still large villas in need of renovation in Nueva Andalucia. For those who feel that he or she has time with a renovation project, these villas are a good option.
In conclusion: for those who are looking for a luxury house on the Costa del Sol, but who believe that Marbella has become too expensive, the eastern part of the coast is therefore an even better option . In cities such as Nerja or Peñoncillo in Torrox or Rincon de la Victoria, there is a large selection of luxury homes at lower prices than in Marbella.
