Trump points out that there is a golden opportunity to invest in Spain

Yesterday, American billionaire Donald Trump went out and told CNBC that Europe in general represents “a great opportunity” for international investors, and Spain in particular, which he calls “a great place. A really great country that has a fever and now is the time to take advantage of it.” Trump believes that despite all the problems and tensions currently in Europe, there is no doubt that there are plenty of exclusive offers and cheap land to grab.

The question really is, who will buy up Europe first. The Americans or the Chinese?

Today, Donald Trump's statement is echoing throughout Spain. All newspapers, radio and TV channels are reporting on the event, which is believed to have great significance for the Spanish housing market and Spain's economy in general.

Frequently asked questions and answers about investing in a property in Spain.

About the Spanish housing market in 2014.

If American investors start to enter the Spanish market, we can safely assume that the British and Germans will soon follow suit. En masse.

Historically, the “experts” have believed with every housing bubble that “now prices will be at this level for a long time to come” then bang, and prices rise to the skies again. Everything goes in circles. If you have decided to buy a house or apartment in Spain in the future, do it now and don't wait until prices have risen and a new bubble has started to be inflated.

We have everything from luxury house (however, these have not dropped as much in percentage terms) to bank withdrawals in the countryside as well as on the coast and in the larger cities on Costa del Sol and the rest of southern Spain. If you would like to know more about your opportunities for a good investment in Spain, write to info@spanskafastigheter.se.

Our advice to investors:

  • Buy a home in an area that has the future lies ahead, and not behind it. For example, the “pearl of the costa del sol” has Nerja which has not yet been invaded, by hundreds of thousands of tons of stone in the form of hotels, along the beaches a much brighter future than Murcia, or Benidorm on Costa Blanca. Even the old “Swedish colony” Fuengirola has seen its best days pass… Nearby Marbella However, it is starting to become interesting again as the area has long attracted the rich and famous. Mallorca? No. In four years we have not received a single inquiry from anyone wanting to invest in Mallorca. Canary Islands?Maybe, but the market isn't exactly teeming with bargains. Barcelona can be an interesting market, but even there it is difficult to get a good listing .
  • However, in general we advise our clients to: bet on Costa Del Sol and then mainly areas east of Malaga. It is symptomatic that when Aftonbladet Resa a few weeks ago had a big special about the Spanish Costa Del Sol , they only wrote about the old, familiar areas in the west. But don't listen to either Aftonbladet or us. Book a flights to Malaga and discover Costa Del Sol on your own, both east and west. It is easy and simple to get up and down the coast by bus or train. After the trip you will know more about which area suits you and your family best.
  • Buy decently near the beach if the idea is that it is an investment that will make money. Homes that are close to the beach ( frontline beach ) always increase in value.
  • Have some ice in your stomach, but don't wait too longReally good clips disappear quickly.
  • An important aspect is that your home, whether it is a house or an apartment, is attractive to rent out! Here there is the possibility of a really substantial, passive annual income. In this regard, Capistrano Village an excellent example of an area that constantly rents out housing and where the investment is relatively secure even in bad times.

Update 3/7 2012

In one of the local newspapers in Marbella there was an interesting article today about the state of the housing market. Jóse Prado (head of “The Association of Constructors and Developers”) points out that although it is still difficult to sell as buyers have difficulty getting bank loans. However, he believes that there is great reason for optimism. For example, 2011 was an “okay year” compared to 2010 and 2009 and sales of homes on Costa Del Sol increased by 27 percent compared to 2010. Another reason for optimism according to Prado is that foreigners have started to buy more homes. The British accounted for 40 percent of foreign buyers and a growing customer group is the Russians who accounted for 19 percent.

During the first quarter of 2012, it was registered 8.6 percent more home purchases on Costa del Sol compared to last year. Prado is convinced that within a year and a half, at the end of 2013, the construction industry on Costa Del Sol will start to grow again. He is not alone in this opinion. Several major investors have returned to Costa Del Sol to plan new projectsAccording to Prado, prices in Malagaprovince have fallen by an average of 30 percent since the crisis hit. “But they will not sink more because prices have now reached the level that the banks are requesting so now is a good time to buy”.
