Buying an apartment in Spain can be a good investment. Smaller apartments are the best investment

It is clear that the housing market in southern Spain will continue to be very attractive to Europeans and that the value of an apartment on the coast will not change significantly in the long term. Spain maintains its special position as the most attractive country to move to.

Prices started to increase significantly from 2016 and Spanish authorities predict that prices will increase more and more quickly during the 20s. In order to be able to present salable projects, they are now looking at solutions such as housing cooperative .

It is also possible, especially given the expansion of high-speed trains, to get to Spain within reasonable time limits without the need for the flight, which will suffer enormously from future fuel prices. This makes Spain a future-proof choice for Europeans who want to invest in an apartment within Europe.

Which is the best investment?

According to the statistics, the very best long-term investment is a less centrally located apartment with a view of the sea, a few stones' throw away from the beach itself (in some of the more popular resorts, such as Nerja, however, it works well with a residence a few km from the beach also). Probably the most popular area for foreigners is the Costa del Sol in Andalusia and will continue to be so. Eastern Costa del Sol, and above all as Nerja is most popular for investors. In fact, 9 out of 10 investors who contact us are looking in Nerja in particular, due to the high occupancy (on average over 40 weeks per year, according to statistics from our subsidiary site).

Costa Blanca also very popular (especially Torrevieja ), where housing prices are slightly cheaper compared to the Costa del Sol. But an apartment in the Costa Blanca rarely yields as much rental income and most likely does not increase in value as much over time. The occupancy of a beachfront apartment in Torrevieja is on average 22 weeks a year. Inland, and in other resorts along the Costa Blanca (this also applies to large parts of the Costa del Sol), it is difficult to get any occupancy at all outside of the high season.

Good infrastructure, environmentally friendly tourism and cheap electricity

Many factors speak for Spain as a country to invest in.

Rain, wind and a large share of renewable energy have led to record low electricity prices in Spain in 2024. On Sunday, March 10, the sixth lowest average price ever was recorded, with a full 19 hours of the day with no variable cost at all.

On average, electricity cost 0.54 euros per megawatt hour in Spain on March 10. Compare that with 53.7 euros in Germany, 62 euros in the UK and a whopping 77 euros per megawatt hour in Italy. In Spain, it is the sixth cheapest price ever recorded and the lowest since March 2013, according to financial newspaper Cinco Días.

Two factors are behind the record low electricity prices. 1. The storm in March, with intense rain and strong winds that increased the production of hydro and wind power. 2. Spain's investment in renewable energy sources has yielded results. Last year, for the first time, wind, hydro and solar power covered more than half of Spain's energy needs, and the share has been even greater in the beginning of 2024.

This is good news for Spanish households and businesses, which are struggling with rising inflation and the cost of living. The low electricity prices can also help to strengthen Spain's economy and make the country more attractive for investment.
