Donald Trump: "Now is the time to invest"

For some time now, we have been encouraging our clients who are, so to speak, "lying in the reeds" and waiting to strike, that the time really is now and here if you want to invest in a home in Spain. The prices are simply very good after adjusting them in relation to the crisis.

Trump points out that there is a golden opportunity to invest in Spain

Yesterday, American billionaire Donald Trump came out and told CNBC that Europe in general represents "a great opportunity" for international investors, and in particular Spain which he calls "A great place. A really good country that has a fever and now is the time to take advantage of this". Trump thinks that despite all the problems and tensions at the moment in Europe, there is no doubt that there are plenty of exclusive deals and cheap land up for grabs.

The question really is, who will buy up Europe first. The Americans or the Chinese?

Today, Donald Trump's statement echoes throughout Spain. All the newspapers, radio and TV channels are reporting on the event, which is believed to have a major impact on the Spanish housing market and Spain's economy in general.

Frequently asked questions and answers about investing in a property in Spain.

About the Spanish housing market in 2014.

If American investors start to enter the Spanish market, we can coldly expect that the British and Germans will also follow shortly thereafter. A lot.

Historically, the "experts" have considered with every housing bubble that "now prices will be at this level for a long time to come" then they say bang, and prices rise to the sky again. Everything goes in circles. If you have decided to buy a house or apartment in Spain in the future, do it now and don't wait until prices have risen and a new bubble has started to inflate.

We have everything from luxury houses (however, these have not decreased as much in percentage terms) to bank repossessions in the country as well as on the coast and in the larger cities on the Costa del Sol and the rest of southern Spain. Our advice to investors:

  • Buy a home in an area that has the future in front of it , and not behind it. For example, the "pearl of the sun coast" Nerja , still uninvaded, by hundreds of thousands of tons of stone in the form of hotels, along the beaches, has a much brighter future than Murcia, or Benidorm on the Costa Blanca. Even the old "Swedish colony" Fuengirola has seen its best days pass... However, nearby Marbella is starting to become interesting again as the area has long attracted the rich and famous. Majorca? No. In four years, we have not received a single request from anyone who wants to invest in Mallorca. The Canary Islands ? Maybe, but it's not exactly teeming with given bargains on the market. Barcelona can be an interesting market, but even there it is difficult to get hold of good objects.
  • Overall, however, we advise our clients to invest in the Solkusten and then mainly areas east of Malaga. It is symptomatic that when Aftonbladet Resa had a big special about the Spanish Sun Coast a few weeks ago, they only wrote about the old, usual, familiar areas in the west. But don't listen to either Aftonbladet or us. flight to Malaga instead and discover the Sunshine Coast on your own, both east and west. It is easy and simple to get up and down the coast by bus or train. After the trip, you will know more about which area suits you and your family best.
  • Buy reasonably close to the beach if the idea is that it is an investment that will bring money. Homes that are close to the beach (first line) always rise more in value.
  • Have some ice in your stomach, but don't wait too long . Really good clips disappear quickly.
  • An important aspect is that your residence, whether it is a house or an apartment, is attractive to rent out ! Here there is the possibility of a really substantial, passive annual income. In this regard, Capistrano Village an excellent example of an area that constantly rents out homes and where the investment is relatively safe even in bad times.

Update 3/7 2012

In one of the local newspapers in Marbella today there was an interesting article about the state of the housing market. Jóse Prado (head of "The Association of Constructors and Developers") points out that it is true that it is still difficult to sell because buyers have difficulty getting bank loans. However, he believes that there is great reason for optimism. For example, 2011 was an "okay year" compared to 2010 and 2009 and the sale of homes on the Sunshine Coast went up by 27 percent compared to 2010. Another reason for optimism, according to Prado, is that foreigners have started buying more homes. The British accounted for 40 percent of the foreign buyers, and a growing customer group is the Russians, who accounted for 19 percent.

, 8.6 percent more purchases of homes were registered on the Costa del Sol compared to last year. Prado is convinced that within a year and a half, at the end of 2013, the construction industry on the Sunshine Coast will begin to grow again. He is not alone in this view. Several heavy investors have returned to Solkusten to plan new projects . According to Prado, prices in Malaga province have fallen by an average of 30 percent since the crisis hit. "But they won't drop any more because the prices have now reached the level that the banks are asking for, so now is a good time to buy".
