New Development of apartments in Rincon Idilia Mare- near the sea 20 minutes Malaga airport

The Rincon area wedged between Malaga and Nerja has long been attractive to those who want to live on the coast close to Malaga's offerings, but who still don't want to live in the middle of the hustle and bustle of the big city. In recent years, interest in Rincon has also increased rapidly among international buyers.

For several years, we have been trying to figure out which area we should invest more in during the 2020s in addition to Nerja , which has been the most sought-after resort after the financial crisis in 2008. Rincon and Torrox are two obvious choices in our opinion.

Economista compiled a list of the top 10 new development projects in Spain, and Idilia Views (which is now sold out and completed, but the subsequent phases have a similar location and the same design, building materials, etc.) was included in this list. We were also early on in recommending this project and it also sold very well, as it turned out, despite the pandemic!

Idilia Mare, phase 2, was launched at the end of 21. We were first out with this project too in our newsletter and our clients could book from the last Friday in October.

It's more than a little chaotic with different phases right now. Some are basically finished, others under construction and others are in the sales phase. The easiest thing is to write and state whether you are looking for 2-3 bedrooms and your maximum budget, and when you can finally move in, we will get back to you with the best options for the day.

About the new development projects in Rincon:

A lot has happened since the first phase “Idilia Rincon” was launched in March three years ago. A lot has been sold, and new phases have been added and more are on the way. We have a good idea of which of the remaining or upcoming apartments are the most worth buying depending on your personal needs and wishes. Possibility of digital viewing or viewing on site.

Rincon is a future area on Costa del Sol

The popular neighbor to the east, the aforementioned Nerja, has few plots left to build on. Torroxarea, despite the attractive prices and nice environments near the sea, is at the same time too off-side for most people, with too few opportunities to experience. Almunecar and La Herradura in Costa Tropical are also perceived as a bit too desolate and are generally too problematic. The area does not get its problems sorted out and development stops completely after each crisis, even though the plans are always grand, none of it comes to fruition. The neighboring area to the west, Malagasuburb of Pedregalejo, is too expensive and unfortunately no new development is being built, which is the segment that applies to buyers in the future as the housing stock is starting to become too worn along the entire coast. Admittedly, some construction is taking place in the neighboring area of Limonar, but even there, the plot prices are unfortunately too high for the prices to be attractive.

Further west you will find Marbella where it is also too expensive per sqm – but there is a particular lack plots near the sea with a view. Many of the classic resorts between Marbella and Malaga also feel a bit too focused on mass tourism experiences that are not in the right time for tourism after Corona.

Our head realtor Anders Larsson has lived in Rincón de la Victoria for a long time with his family and enjoys it very much. The family appreciates the wide long beach where you can find hidden gems to have to yourself, the proximity to Malaga and Nerja, all restaurants along the promenade below Rincon, lots of activities like riding and golf and sports club with paddle tennis on the beach, international hospital and a well-reputed international school etc. We simply didn't see the forest for all the palm trees (in our defense; however, until now there has been a lack of interesting new construction projects). Rincon is the answer to the question "which coastal town will be the new Nerja?"

New Development and guide Rincón de la Victoria

There will be more homes built in the future, but as usual, the best plots are sold first (future phases will end up further back towards the mountains). Considering that we are just coming out of one of the worst crises in decades, it also keeps the prices of the phases that are now being sold down. In 2012, we told our clients that it was time to buy used homes (when prices had clearly bottomed out at the time, but sales still didn't start until a few years later for most Swedes) and now we say the same about new development . You won't get a better situation than now to buy new in the future. Waiting now is just waiting for higher prices and worse locations.

After a presentation of the new apartment projects, a guide to Rincón de la Victoriafollows.

About rentals in Rincon

Rincon has approximately 40,000 inhabitants and is a prosperous suburb of Malaga. Renting out your home in Rinconarea is already lucrative. Although we believe that occupancy rate and prices will increase even faster in the coming years, yields rose by 5% last year. According to Fotocasa, Rincón de la Victoria is one of the three municipalities on Costa del Sol where yields have risen the most. The reason for this increase last year, despite the bizarre situation, was the sharp increase in rental prices (there are many doctors/businessmen/lawyers etc. who prefer to live around here). It is also the case that the demand for new development is extremely strong even in the tourist rental market, so expect yields in that segment to rise faster than rental prices for used homes in the near future.

Even before the crisis, Axarquía began to focus on sustainability, nature experiences, hiking, clean beaches, yoga and food. The western side, in contrast, focused on the mass tourism concept with new and/or renovated theme parks and shopping. There is now no doubt that Axarquía made the right choice and is in the winner's hole according to investors. In addition, the planned marina in Axarquía will further consolidate its positioning towards a more affluent, mature and middle-aged audience.

Guide Rincon- attractions, restaurants, etc

The beaches

If you cycle down the road to the beach in Rincón, you can continue cycling along the flat beach all the way to the new, powerful port of Malaga city. If you walk from the beach in Rincón to Malaga , it will take about 3.5 hours. The distance is about 11 kilometers long. About halfway there you will find the Caves of La Araña where Neanderthals lived more than 20,000 years ago!

The beach in Rincon is about 7 kilometers, and has, among other things:

  • Beach and sports club with, among other things, Padel.
  • Adaptation for the disabled.
  • About 80 restaurants just along the promenade.
  • Lifeguards, toilets and showers and sunbed rental etc.
  • The beach is very family-friendly and there is activity on this beach even during the low season. There are also fitness courts, playgrounds for children, table tennis, water playgrounds with water slides, climbing walls, and much more.
  • On the beach and in the surrounding area there are also lots of restaurants, cafes, shops and service establishments.
  • It is possible to rent surfboards, canoes, snorkel diving, and day trips by boat at Todos Santos Surf Shop, among others.
  • The beach is rarely completely packed (which was a blessing during the height of the Corona crisis) as it is so long. The further east you go
The further you walk along the beach, the fewer tourists you will find, and eventually this beach merges with Playa de Benagalbón.

More about Rincon

It is no wonder that Rincon is believed to be a new “hot spot” for international buyers. The area has its fantastic, long and wide beach where you can be more at peace, top class restaurants, a varied range of experiences to choose from and the best strategic location on Costa Del Sol (in the area, Axarquía, which has the most hours of sunshine on mainland Europe – often over 20 degrees in winter) with proximity to the airport as well as popular Nerja etc. This is a perfect starting point for those who want to experience both the nature and hiking trails of the east side and the amusement parks of the west side.

The spectacular seaside promenade, Senda Litoral, the 200 km long coastal promenade that connects the entire Costa del Sol, will also connect La Cala del Moral in Rincon with the El Palo promenade in Malaga. It has long been possible to cycle/walk along this stretch, but further widening (and that the final stretch will not go through a tunnel but by the sea) and beautification will therefore take place. In a long line of gems to visit on Costa del Sol Senda Litoral will be the crown jewel which finally solidifies Malagaarea's new epithet in the wake of all major investments: "The Gateway to the Mediterranean".

The new dinosaur-themed theme park is expected to become a popular tourist attraction. The 68,000 sqm Rincón de la Victoria Dinosaur Zip Line Theme Park will consist of 35 dinosaurs, a zip-line and walking trails that recreate the Jurassic period in southern Europe. There will also be a science exhibition where children can experience what it's like to be a paleontologist. The theme park will have different happenings each year around the seasons such as Christmas, Easter and Halloween.

Also, don't miss visiting the famous caves of Rincon, Treasure Cave.

It is located in a larger shopping town center in Rincon (with about 10 movie theaters and electric bike rentals etc.) and lots of small and large shops.

There is something for all ages and interests here. For example, buggy safari tours around the mountains, dance schools and horse riding. The big riding club La Paca is located just outside the neighboring village of Benagalbon.

Official guide to local fairs and festivals throughout the year.

Food and wine

There are over 3,000 hectares of vineyards in Axarquía. The earliest vineyards can be traced back 3,000 years, to the Phoenicians. The landscape is dotted with beds, known as Paseros, where grapes are dried. In between these raisin beds grow avocados, almond trees and various types of citrus fruit that are typical of this fertile part of Andalusia.

Moclinejo, the village just above Rincon, and its surroundings are a gold mine for those who appreciate the good things in life in the form of food and wine. The vineyards climb along the mountain walls and the wine produced here is the most famous wine in this part of Spain. There is also Bodega A. Munoz Cabrera, which was founded in 1927. Here you can try the local wines in combination with good food. The wine they produce is called Zumbra Málaga, made from Andalusian moscatel grapes. There are several opportunities for wine tastings and the opportunity to see how wine is made. There are some lovely restaurants in Moclinejo.

Don't miss Fiesta Viñeros. Then they pay tribute to the Moscatel grape (muscat grape in Swedish) which is also called the “Jewel of Axarquia”, the year’s harvest and all the farmers who have grown wine in these regions for hundreds of years. For those who like wine tastings and locally produced food in a genuinely Spanish environment, the villages in the area are pure paradise. There, just above the more cosmopolitan Rincon, people live in many ways as they have always done. Traditionally Andalusian.

Restaurants

Rincon is known for its rich food culture and it feels natural that the annual international tapas festival is held here.

There are a plethora of restaurants and chiringuitos, many with live music, in Rincón, the coastal town that is the main town in the area. Here you can find everything from Andalusian tapas restaurants, to international food (for example, great hamburger joints like La Granja), options for vegans, etc. It also hosts several evening markets during the summer.

A few kilometers away, in the village of Benagalbon, you will find the famous Alzain restaurant.

A visit to Venta La Loma, with its traditional dishes, in nearby Iznate is also highly recommended.

It's hard to find tastier and cheaper tapas on Costa Del Sol than at Bar Poco in El Borge. A tapas with a drink costs only 50 cents!

When it comes to the restaurant selection in cosmopolitan Malaga , it is of the highest European standard. In Malaga you will find, among other things, the trendiest restaurant in this part of Spain (located in the new port Muelle Uno): the Michelin restaurant Jose Carlos Garcia.

Would you rather go to a cozy coastal town ? Nerja East, don't miss Oliva, the city's top restaurant in our opinion, which also has brand new premises in town center , opening in 2021.

Things to do and see around Rincon

There are several beautiful hiking trails and cycle paths here (the most popular, however, is the cycle path along the beach which leads all the way to Malaga city)
To the north is the trail from Benamacorra/El Borge and to the south is the trail from Rincón de la Victoria.

Nearby you will also find (route length in brackets):

• Puerto de Santopitar (4 km)
• Alto de Cútar (6 km)
• Alto de Iznate (6 km)

• Comares (8 km)
• Puerto del Leon (11 km)

• Leon (11 km)
• Alto de Zambra (21 km)
• Puerto de Puerto (22 km)
• Puerto del Sol (22 km)
• Puerto de Zafarrya (23 km)

Rincon is the gateway to Axarquia, one of the most beautiful areas of Spain. The “Sun and Avocado” route is one of the area’s most popular attractions. Route of the Sun and Avocado is a lovely road that winds through the outskirts of Malagalined with tropical fruits and history. Read more here. Watch a video with amazing images of the landscape:

Art

The mountain areas around Rincon have always appreciated art, and to this day, many artists find their inspiration by settling in the beautiful and tranquil surroundings.

Sala de Exposiciones Moclinejo is a small but very good gallery located in the village of Moclinejo. They have exhibitions of everything from photography to local artists' works. Just a few years ago they had a fantastic art exhibition with originals from Picasso, Chagall, Salvador Dali and Miro!

For those who like art and culture. The area's provincial capital, Malaga is now one of Europe's leading cities in culture, and Seville was, just before the crisis, the world's most exciting destination to visit according to Lonely Planet. The city is a 2-hour drive away. Most historical destinations are found 1-2 hours away by bus, such as Granada, Ronda, Cordoba, etc.

It is also under 2 hours drive to Sierra Nevada which has over 20 lifts (ski season between November and April). There are few places in the world where you have such a short distance between skiing and swimming in the same day (Malaga has one of the best climates in Europe with almost 3000 hours of sunshine a year).

The new express train will also take you to Madrid, from Malaga, in 2 hours and 20 minutes!

Golf and Padel

There are several golf courses nearby. The nearest golf course, Anoreta, designed by Jose María Cañizares, is considered one of the best in Spain. Anoreta is also investing heavily in a new concept with a spectacular clubhouse/sports resort with a gastronomic focus. In Rincon there are also paddle tennis courts. There is also a sports beach club A few minutes walk away with, among other things, paddle tennis.

Other, schools etc.

There is an international school (where our agent's son also goes), Nova School, in the area. There is also a new international hospital in the area that is of a high standard.

Article about the first phase (which is sold out but the subsequent phases are built with roughly the same design and amenities, etc.)

Idilia View – 400 meters from the beach

Construction is complete. All are sold out. Will be completed in 2023.

This is a highly interesting project with 24 apartments in the “Marbella” style aimed at international buyers. 400 meters from the beach. We sent ongoing information via direct mail to active clients before release and posted information in our newsletter before publishing it here (we always post projects in the newsletters 1-4 weeks before public release when possible). We posted it to our clients in early March, but please note that it was also posted for international release shortly after Easter 2021 . Please note that there have been price increases on a couple of occasions during the construction, the most recent when there were 5 apartments remaining. However, no price increase affected those who had already reserved an apartment before price increase.

These are large apartments divided into two buildings, one facing the sea, one facing Malaga, both in (one more to the west) south facing. 2-3 bedrooms. 96 sqm for those with 3 bedrooms, 78-80 sqm for those with 2. Garage below. The elevated location just above the beach is as good as it gets. It is also the most clean facade design we have seen since the start in 2008! Very open, modern and fresh design. Many Spanish architects otherwise have a tendency to "keep out" the light.

All apartments have sea view . It is an 8 minute walk to the beach and the way down is not very steep. Many restaurants including chiringuitos on the beach just below. Just below one of the buildings is the nice, old promenade (Torre Benagalbon) where you can find, among other things, our agent's favorite restaurant in the area, Calma Playa. Brand new mercadona (supermarket) in the vicinity.

  • Great swimming pool with salt water. Also children's pool
  • The apartments have separate washrooms which is unusual in Spain but often requested by international buyers.
  • Storage space for bicycles.
  • Green spaces.
  • Water-based underfloor heating throughout the apartment.
  • Fully equipped kitchen included (stove, freezer, dishwasher, washing machine, etc.)
  • Private parking. Electric car charging according to the new standards.
  • storage room .
  • Sustainable construction. Energy efficiency and waste separation, aerothermal systems, etc.

Reference : SFView

If apartments with this view for the same close to the beach product were in Marbella , the prices would be around a million euros, i.e. 4-5 times more expensive according to the developer, who is also building in Marbella, but there is a lack of this type of location there. We therefore believe that the prices of these apartments will rise significantly in value in the coming years.

View therefore consists of two buildingsr as shown in the pictures below. One building is located in south facing with frontal position facing the sea (sun all day) and the other in south west facing with direction towards Malaga (it has sun from about 2 in the day until the sun sets, while the penthouse apartments have sun all day also in this building of course). All apartments, in both buildings, have a view of the sea and no homes are located in front of them. None can be built in the future either.

Pictures from house 1 below (as you can see, there are fantastic views from this building too). The pictures illustrate how the view is from south west facing .
